Need a gutter survey in Ebernoe?

Gutter survey in Ebernoe: what you get

People book a gutter survey when gutters overflow, when damp appears or before the wetter months. Landlords and managing agents use the report to plan upkeep and buyers sometimes want the gutters looked at before they exchange. The survey and report follow the same steps whatever the reason with photos and clear recommendations. Visits can be on weekdays, Saturdays or Sundays. Common reasons to book are leaking or loose downpipes and blocked outlets and hoppers, across eaves gutters, outlets and hoppers and parapet and box gutters.

Older buildings in small places like Ebernoe may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

The report is written in plain words, so you do not need to be a roofer to follow it. Each point is backed by a photo where possible.

How the survey changes by roof type

Cast iron gutters

Plenty of period homes still have cast iron rainwater goods. Kept painted, they can last a long time, but rust where the paint fails.

Lead-lined valley and parapet gutters

Lead gutters need their linings, steps and outlets in good order as far as they can safely be seen. Lead is also a target for theft.

FAQs for Ebernoe

Does a conservation area affect roof work in Ebernoe?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover Ebernoe?

We do. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Do you use drones?

Yes, where it is applicable. Flights depend on the weather on the day and airspace rules, including flight restriction zones near airports. We’re a CAA-registered drone operator.

What happens after the survey?

You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.

How quickly is the report sent?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Can a gutter survey explain damp on my walls?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the cause looks like something else, the report says so as far as we can tell from what’s visible.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Tips that help

Over many surveys, some simple habits stand out:

  • Get trees that overhang the gutters trimmed
  • Watch ceilings under valley gutters for fresh marks
  • Include valley, parapet and box gutters when clearing
  • Note any damp stains below the gutters

If we think the problem lies underground, we will say so, so you can arrange a drain survey. We also note anything else we spot on the roof while we’re there.

Do not forget valley, parapet and box gutters. They block in the same way as the gutters you can see but you can’t check them from the street, so ask for them to be included when gutters are cleared.

Honest limits

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The inside of a downpipe along its whole length
  • Underground drains, which need a CCTV drain survey
  • Asbestos testing of old gutters, downpipes or soffits

If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.

Roofs, chimneys and gutters in Ebernoe

The wider area around Ebernoe has a long history of building, with Petworth House about 3.7 miles south. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Take an older house close to Holy Trinity Church: its chimney, valleys and lead work are likely to be the parts that need attention first.

What a survey costs

Our packages start from £150, inc. VAT. What you pay for your roof depends on:

  • Which survey package you book
  • How complicated the roof is, with its valleys, chimneys and parapets
  • House, block, shop or office
  • If the survey needs thermal imaging or a drone

Every price we give includes VAT, and the report isn’t charged as an extra. Gutter survey starts from £150, including VAT. Size, height and access decide where your roof falls.

What to tell us when you get in touch

To price your survey accurately, we will ask about:

  • The kind of building and roof involved
  • Pictures of the roof from a safe spot, if you have them
  • What made you get in touch
  • Where the property is, with the postcode

To book a survey, call 07833 053749 or email us and tell us the address and what’s prompted the survey. We’ll confirm the price before you book.

How it works

We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours at a typical home, and more on a big or complicated roof. Around Ebernoe, older homes can have small or awkward roof spaces, so it’s useful to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. The loft space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

Getting ready for the survey

  • Have any questions written down, so nothing gets missed
  • Dig out any old roof reports or invoices
  • If you are buying, check with the agent that we can get in
