About our gutter survey in Ansteadbrook
Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. Our survey shows which gutters are blocked or standing full and where outlets or hoppers are choked and whether overflows are working. The photographs show you exactly what we found. It’s an easy job to put off but it rarely improves. If you are worried about leaves and moss blocking gutters and leaking or loose downpipes, a survey will tell you what’s going on, whatever the roof.
Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.
After the visit, you get a photo-illustrated written report, sent by email. It sets out the condition of the gutter, any defects and our written recommendations.

What we cannot see
Without opening up the roof, some things stay hidden, and that sets some limits:
- Damage hidden inside walls or behind boards
- The inside of a downpipe along its whole length
- Asbestos testing of old gutters, downpipes or soffits

Leave it or get it looked at?
Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall won’t stop it. A gutter survey helps rule the rainwater system in or out. Around Ansteadbrook, older homes often have old roof timbers, and water through a failed covering can rot timber if it’s left.
Gutter survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

Gutter surveys in Ansteadbrook: local notes
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing.
If you own a rental within reach of Haslemere station, a roof report helps you deal with small faults before they turn into a call from a tenant. In and around Ansteadbrook, as anywhere, a roof is easiest to deal with when its problems are found early.

Your questions about gutter surveys in Ansteadbrook
Is Ansteadbrook within the area you cover?
We do. Villages and rural addresses get the same survey as a town house.
How do I find out if my home in Ansteadbrook is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Do you take photos of the roof?
Yes. The report includes photographs of what we found.
Can you give me structural calculations?
No. We are experienced roof surveyors, and visible signs such as sagging are noted, but we do not provide calculations or an engineer’s opinion. The report will say if you need an engineer.
How long does a gutter survey take?
A visit normally takes about one to two hours at a house, depending on how many gutter runs and downpipes there are. We’ll give you an idea when booking.
Do you survey underground drains?
No. Our gutter survey covers rainwater above ground, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
Do you survey roofs on blocks of flats?
Yes, if the freeholder or managing agent agrees access. We check the parts we’re given access to, and the report makes that clear.
Different roofs, different checks
Lead-lined valley and parapet gutters
A London butterfly roof drains to a central valley gutter and if it blocks, water can come indoors. It is inspected as far as safe access allows.
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.

Booking your survey
You do not need to know any roofing terms. It’s enough to let us know:
- How the loft is reached, if there is one
- Your timetable, like an exchange date
- Why you want a survey: buying, a leak, a storm or new work
- The style of property, from a terrace to a block
When you’re ready to go ahead, ring 07833 053749 or drop us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.
How the survey works
The visit typically starts outside and finishes in the loft: outside views come first, then the roof space if there is safe access. In total, it takes an hour or two at most homes, and longer for a large or complex roof. Around Ansteadbrook, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. Only areas that can be reached safely are inspected.
- First, you tell us what you’ve seen, such as overflows or damp.
- We look along the gutters, downpipes and fascias from ground level and from windows.
- Valley, parapet and box gutters are inspected as far as they can safely be seen.
- We look in the loft space, where there’s safe access, for signs of water getting in.
- The findings are written up with photographs and recommendations.
Before we arrive
- Let us know about any leaks, stains or damp patches you know of
- For a flat or shared roof, check access with the freeholder or managing agent
- Unlock side gates and any roof access doors
