Gutter surveys in Shillinglee

Gutter survey in Shillinglee: what you get

A gutter needs a steady fall towards its outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. You get written recommendations, prioritised by urgency where relevant. If you are worried about downpipes that are split or coming away and joints that drip after rain, a survey will tell you what’s going on, whatever the roof.

In a small place like Shillinglee, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are frequently the first to give way.

After the visit, you get a report with photos, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

The survey, step by step

We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey usually takes about 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. For a village or hamlet like Shillinglee, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. We look along the gutters, downpipes and fascias from the ground and from windows.
  3. Any valley, parapet or box gutters are looked at as far as safe access allows.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. We send a written report with photos and clear recommendations.

Advice

Should I look at the roof myself first?

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Shillinglee questions

How do I find out if my home in Shillinglee is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you survey roofs for landlords with property near Witley station?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. Just call 07833 053749 or email us with the details.

Do you test soffits or gutters for asbestos?

No, that is a job for a specialist asbestos surveyor. On buildings from before 2000, we flag materials that could contain it so you can arrange that check.

What insurance do you have?

Every survey is covered by professional indemnity and public liability insurance, and we can provide details if a managing agent needs them.

Does the season matter for a gutter survey?

You can book at any time of year. Booking before autumn and winter gives you time to plan though problems frequently show up after heavy rain.

Is Shillinglee in your area?

Yes. Our area covers London and South East England, and that includes Shillinglee.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

Shillinglee homes and their roofs

What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, before anyone quotes for re-roofing. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

For landlords with property near Witley station, a dated record of the roof is useful when planning maintenance across a let. Around Shillinglee, as everywhere, small roof faults are simplest to sort before they let water in.

Why get it checked now?

Overflowing water soaks the walls under the gutter. Left for months, that can lead to damp inside, worn pointing and rotten timber. Finding the cause now normally keeps the fix smaller. Older cottages and farmhouses around Shillinglee can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

What this survey can’t tell you

It is a careful look at the gutter, not the whole story. The main limits are:

  • Gutters out of sight from every safe viewpoint
  • The inside of a downpipe along its whole length
  • Rot or damp concealed behind fascias or inside walls

If in doubt, phone 07833 053749 or drop us an email and we will recommend the right survey before you book. What a survey covers and does not.

What we check

  • Downpipes
  • Valley gutters
  • Outlets and hoppers
  • Fascias and soffits
  • Parapet and box gutters
  • Eaves gutters

Tips from our surveys

Over many surveys, some simple habits stand out as worth the effort:

  • Check downpipe clips are holding
  • Check from the ground or a window, not a ladder
  • Get trees that overhang the gutters trimmed
  • Look out for overflows when it pours

Where the evidence points to drains below ground, the report says so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.

Landlords, agents and block managers in Shillinglee

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.

Where a roof is shared: we need access agreed with the building owner or managing agent. Mention it when you get in touch and we’ll plan the visit with that in mind.
