What a gutter survey looks like in Lickfold
With Cowdray House about 3.4 miles south-west, Lickfold sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.
Landlords with a home close to Haslemere station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Gutter survey in Lickfold: what you get
We carry out gutter surveys in Lickfold as part of our cover across London and South East England. We inspect everything we can see safely from the ground, windows, the loft space and the roof where it’s safe. Time on site usually takes roughly 1–2 hours for a house, and more on a big or complicated roof. The written report follows, with photos and recommendations. We survey outlets and hoppers, eaves gutters and valley gutters, and common reasons people get in touch are downpipes that are split or coming away and brackets that have dropped or snapped.
Somewhere as small as Lickfold, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
If any part of the gutter couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What we are asked to look at in Lickfold
Many people get in touch after seeing water pour over a gutter in heavy rain. Others notice a damp wall, a stained ceiling or a green streak down the brickwork. A survey helps show where the water is coming from before more damage is done.
Typical things we are asked to look at include:
- Overflowing eaves gutters
- Blocked outlets and hoppers
- Leaves and moss blocking gutters
- Sagging gutters and loose brackets
If your home is one of the older ones in the streets near The Parish Church of St Lawrence, its roof may have old fixings, lead flashings and chimneys that need a closer look.

What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us as you book and it will help the survey.
Questions from Lickfold
Will you come out to Lickfold?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned beforehand.
I let a flat near Haslemere station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.
Are hidden gutters like valleys and box gutters included?
Yes, as far as they can safely be seen. We use the ground, windows, the loft space and the roof where it’s safe and a drone where applicable.
What do I do with the report?
You will get the report by email, with photographs and clear recommendations. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
Will you check the drains below ground?
No. We look at above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
Does someone need to be in?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.
Different roofs, different checks
Plastic (uPVC) gutters
Older plastic gutters can turn brittle and split. We check the joints, brackets and falls.
Box and secret gutters
Hidden gutters are a common source of leaks inside. Outlets, linings and overflows are checked as far as access allows.
Landlords, agents and block managers in Lickfold
Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the survey around it.
Surveys can also be booked by buyers’ agents acting for a client. The report is emailed, so it can go straight to your client, photos included.
Useful tips for Lickfold property owners
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Include valley, parapet and box gutters when clearing
- Look for downpipes coming loose
- Look for green streaks or damp patches on walls
- Get trees that overhang the gutters trimmed
If we think the problem lies underground, we will say so, so you can arrange a drain survey. Anything else we notice on the roof, as far as we can see it, is noted too.
Don’t forget valley, parapet and box gutters. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.
How it works
The visit has one job: to see as much of the gutter as can be seen safely and record it clearly. Notes and photos go into the written report. The visit normally takes about 1–2 hours on an ordinary house, while a commercial roof takes nearer three to four hours. For a village or hamlet like Lickfold, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect everything that’s safely in view, inside and out.
- You tell us where you’ve seen overflows, drips or damp.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can be seen safely.
- The roof space is checked for staining, where it can be reached safely.
- A written report with photographs and recommendations follows.
Preparing for the visit
- Buyers: confirm access with the estate agent or seller
- Have any paperwork from past roof work to hand
