How the survey changes by roof type

Liquid-applied waterproofing

Small holes in liquid waterproofing may leak. Where the roof suits it, testing can find them.

Single-ply membranes

Many offices and units have single-ply roofs. Laps and fixings are where holes often appear.

About our electronic leak detection in Danehill

Electronic leak detection works on many flat roof membranes over offices, units, blocks of flats and homes. It can be used to trace an existing leak or to test a new membrane before it’s covered. We quote for each roof based on its size and build-up. Testing can be carried out on weekdays, Saturdays or Sundays when conditions allow. Just ask about your roof. We survey single-ply roofs, commercial flat roofs and green roofs, and the problems we’re asked to look at most are breaches hidden under paving or planting and leaking laps in the waterproofing.

Somewhere as small as Danehill, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.

Nothing in the report is left vague: if work is needed, the report says so clearly, along with how urgent it is.

Flat and commercial roofs around Danehill

Many older homes in Sussex have handmade clay tiles and tile-hung walls. A few old Sussex buildings still carry heavy Horsham stone slabs. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. The wider area around Danehill has a long history of building, with Priest House about 4 miles north-west. If you own one of the older houses, expect a mix of original materials and later repairs on the roof.

If you live in an older home near The Parish Church of All Saints, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you let a flat or house near Haywards Heath station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Danehill is about 5 miles north-east of Haywards Heath, in West Sussex. Danehill is part of the area we cover across London and South East England. We cover towns and villages across West Sussex, large and small. There is also a page for Crawley.

Do you need electronic leak detection in Danehill?

Roofs covered with paving, ballast or planting hide the membrane. Electronic methods can help on some of these roofs though it depends on the layers.

Look out for signs like these:

  • Patched roofs that still leak
  • Holes left by work on the roof
  • Water coming in under a flat roof
  • Breaches hidden under paving or planting

For site and facilities teams at buildings such as Danehill Church of England Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What to check before booking

  • Their drone registration, if they fly one
  • Whether the loft is part of the inspection
  • What the report includes, and whether it has photographs
  • How soon the report will arrive

What to expect from a roof survey

What a survey costs

Prices always include VAT. What changes the price is:

  • The type of building, from a house to a block or an office
  • How many separate roofs there are, such as extensions, dormers and garages
  • Building height and the viewpoints available
  • Roof area

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.

What to tell us when you get in touch

These details help when you get in touch:

  • Access details, such as a loft hatch or a shared roof
  • Any photos you have, taken from ground level or a window
  • The reason for the survey, such as buying, a leak or storm damage
  • Where the property is, with the postcode

To book a survey, ring 07833 053749 or use the contact form and tell us the address and what’s prompted the survey. We will confirm the price before booking.

The survey, step by step

After the inspection, everything we found is written up as a written report with photos. On timing, most surveys take more time on a big roof than a small one, and the build-up of the roof makes a difference too. Older rural homes like those around Danehill can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First, we confirm which roof areas are included.
  2. The surface is prepared for the chosen method.
  3. Testing runs across the agreed area.
  4. Each breach found is located and recorded.
  5. The report is sent for your roofer to act on.

When you need someone else

A survey is a careful look at the flat roof membrane, but it cannot do everything. The main limits are:

  • Parts of the roof covered by fixed equipment
  • Moisture spread under the membrane
  • Build-ups without a suitable layer below

If in doubt, call 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

What we check

  • Single-ply roofs
  • Flat roof membranes
  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Commercial flat roofs
  • Green roofs

What you can safely check yourself

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Common questions in Danehill

Is my home in Danehill listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Danehill?

Yes, we do. We work right across London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Does the report include photos?

Yes. The report includes photos of what we found, so you can see each point for yourself.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, like cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

Will you fly a drone over my roof?

Where it helps and it’s safe, yes. Flights depend on the weather on the day and airspace rules, and we check for restrictions near airports before flying. We’re a CAA-registered drone operator.

Which method do you use?

We choose the method that suits the roof. You will know which method we plan to use before we start.

What does electronic leak detection do?

The waterproofing membrane normally stops an electrical current, so wherever there is a hole, it passes through. That lets us find breaches that are too small to see.
