Landlord roof surveys for Danehill homes and businesses

Landlord roof surveys for homes and businesses in Danehill

We survey let and shared roofs in Danehill and across London and South East England. A visit usually takes between one and two hours for a single let house, with blocks of flats taking longer. Everything is inspected as far as it can be seen safely including by drone where applicable. You then get a report with photographs. If you’ve noticed cracked or lifting flashings and loose ridge or hip tiles, a survey will tell you what’s going on, whatever the roof.

Somewhere as small as Danehill, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Checking the roof from ground level

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Questions from Danehill

Is my home in Danehill listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

I let a flat near Haywards Heath station. Can you check the roof?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or send us an email with the address and what you need.

Is it the same as a RICS Level 2 or Level 3 survey?

No. This is a survey of the roof only, and it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance, for every survey we carry out.

Can we use the survey to plan a roof budget?

Yes. It shows what needs attention now and what can be planned for later, which helps you plan work and budgets. Repair costs aren’t included but it gives contractors a clear brief.

Do you climb onto every roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the roof space and a drone where applicable.

Is Danehill in your area?

Yes. We cover Danehill and the rest of West Sussex. For a price, phone 07833 053749 or drop us an email.

What a landlord roof survey doesn’t cover

It’s a careful look at the let or shared roof, not the whole story. The main limits are:

  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • A full building survey of every part of the property
  • Who pays under the lease (that’s a legal question)

If in doubt, ring 07833 053749 or send us an email and we’ll suggest the right survey. The full list of what we check.

What we look at

  • Rented houses
  • Flat roofs on blocks
  • Gutters and downpipes
  • Shared roofs
  • Blocks of flats
  • Converted houses

What we do, step by step

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about one to two hours for a single let house, with blocks of flats taking longer. In a hamlet or village like Danehill, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • Check we can get to the back of the property
  • If you are buying, let the agent know when we’re coming
  • Clear the way to the loft hatch

What we look for on each type of roof

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. We note what we see from inside.

Party-wall upstands and parapets

We inspect the parts of a shared roof we can access, and the report says what was seen.

Surveys for landlords and agents in Danehill

We survey roofs for letting agents and landlords as well as homeowners. A photo-illustrated written report gives you a clear record of the let or shared roof.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

Why act early in Danehill

Relying on what tenants report means relying on what they can see. By the time a stain appears, water may have been getting in for a while. A survey looks at the roof itself. For an older or listed building in a place like Danehill, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

Roofs, chimneys and gutters in Danehill

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. About 4 miles north-west lies Priest House, a reminder of how long the area around Danehill has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Take a building like Danehill Church of England Primary School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you let a flat or house near Haywards Heath station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. Take an older house close to The Parish Church of All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
