Landlord roof surveys for homes and businesses in Furner's Green

Shared roofs on blocks, converted houses and terraces raise their own questions. We inspect the roof as far as it can be seen safely, including from the roof space and the flats where access is arranged. Each part of the roof is recorded with photos giving all parties the same information. We can only inspect the parts of a shared roof we are allowed to reach. Common reasons to book are chimney stacks in poor repair and leaks into upper flats, on gutters and downpipes, shared roofs and converted houses.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Honest limits

Every survey has limits, and we’d rather be clear about that before you book. Keep these in mind:

  • Structural calculations or an engineer’s report
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • The rest of the building, as a RICS Level 2 or 3 survey would

If in doubt, call 07833 053749 or use the contact form and we will suggest the right survey before you book. What our survey covers.

What this survey covers

  • Blocks of flats
  • Flat roofs on blocks
  • Gutters and downpipes
  • Converted houses
  • Shared roofs
  • Rented houses

Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Do you need a landlord roof survey in Furner's Green?

A single building may have pitched roofs, flat roofs and rear additions. Each wears differently and the smaller roofs are easy to forget.

Things that frequently lead to a survey include:

  • Standing water on a flat roof
  • Ceiling stains reported by tenants
  • Worn ridges, hips and verges
  • Blocked gutters over flats

Take an older house close to The Parish Church of All Saints: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.

Before booking any roof surveyor

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Which limits apply to the survey
  • Whether the loft is part of the inspection
  • What the report includes, and whether it has photographs

What’s in a roof survey

What happens if roof problems are left?

A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. Outbuildings and barns around Furner's Green are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Prices start from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

The survey, step by step

The aim of the visit is simple: to see as much of the let or shared roof as can safely be seen and record it clearly. Notes and photographs go into the written report. It normally takes between one and two hours for most houses; commercial roofs usually need 3–4 hours. In a small place like Furner's Green, access is usually the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. First, we confirm the scope and the purpose of the report.
  2. Access to flats and the roof space is arranged by you or your agent.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. You get a written report to plan maintenance and budgets.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Let us know about parking near the property
  • Keep pets out of the way during the survey

Advice

Landlord roof surveys in Furner's Green: local notes

About 5 miles north-west lies Priest House, a reminder of how long the area around Furner's Green has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you look after a building like Danehill Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near Haywards Heath station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Questions from Furner's Green

Do you cover smaller places like Furner's Green?

Yes, we do. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you survey roofs for landlords with property near Haywards Heath station?

Yes, rented property is part of what we cover. Just call 07833 053749 or drop us an email and tell us about the building.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the roof space and a drone where it applies cover most of what’s needed, and the report notes anything we couldn’t see.

Is the report suitable for a maintenance plan?

Yes, that’s one of the main reasons clients book. A repeat survey later shows how the roof has changed to keep your plan up to date.

How do I book a survey in Furner's Green?

Simply phone 07833 053749 or email us. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

What if it rains on the day?

It depends on the weather and the survey. Strong wind or a downpour can make access unsafe and ground a drone, so we’d move the date with you.

Will you inspect a roof that several owners share?

Yes. We survey what we can access and see safely. The report records what couldn’t be seen in the report.

For landlords and managing agents

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, phone 07833 053749 or send us an email.

Letting agents often book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.
