Why get it checked now?
Quotes from contractors set out the work they want to carry out. A survey gives you an independent view of the roof before you commission work, so you can compare quotes on the same basis. Roof faults found early can be planned for, while one found after water comes through usually has to be dealt with in a hurry.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. The price for your roof depends on its size, access and what you want to find out.
Why us?
- Over 20 years’ experience
- More than 5,000 surveys completed
- Thermal imaging and drones used where they help
- Packages from £150, including VAT

Landlord roof survey in Newhaven: what you get
Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait based on what can be seen. It doesn’t give repair costs, but it gives contractors a clear brief to price from. Urgent defects are flagged clearly, so you can deal with it first and budget for the rest. Common reasons to book are damp or stains in top-floor flats and damaged pots and flaunching, on blocks of flats, flat roofs on blocks and shared roofs.
Around Newhaven, semis and terraces share chimneys, gutters and roof lines with the house next door. A shared chimney stack or a gutter run across two houses means a defect may sit partly on someone else’s property. Shared parts are looked at as far as they can safely be seen from the property we’re surveying. It helps to mention any shared stacks or gutters when booking.
The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent.

Landlords, agents and block managers in Newhaven
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
If the property is let, the agent or a tenant can let us in. We survey on any day of the week, which can make access easier.
Newhaven homes and their roofs
Newhaven is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. Metal fixings and flashings corrode faster in salt air, while gales work at loose ridges, slates and tiles, and driving rain gets into whatever gap is left. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.
With Monk's House about 3.4 miles north-west, the area around Newhaven has a long history. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is. Landlords with a home close to Newhaven Town station may find that a dated record of the roof is useful when planning maintenance across a let. The streets around a church such as Church of St Michael and All Angels are often among the oldest in a place, and if your home is one of the older ones nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Newhaven is about 8 miles east of Brighton, in East Sussex. We cover Newhaven and the rest of East Sussex. We cover towns and villages across East Sussex, large and small. We also survey roofs in Brighton.

We also work in nearby towns such as Eastbourne (10 miles east), Seaford (3 miles south-east), Lewes (6 miles north), Hailsham (10 miles north-east), Uckfield (12 miles north) and Telscombe (3 miles west). As one of the bigger places in East Sussex, Newhaven has every kind of building, from houses and flats to offices.

Newhaven questions
Do you survey roofs for landlords with property near Newhaven Town station?
Yes, rented property is part of what we cover. Just call 07833 053749 or email us and tell us about the building.
How do I find out if my home in Newhaven is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it’s worth checking before planning any.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you will need a RICS survey as well.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where applicable, the Premium Survey.
What’s the best way to book?
It’s easiest to phone 07833 053749 or send us an email. Tell us the address and a little about the roof, and we will point you to the right survey. We survey on any day of the week.
How long will you be at the property?
That depends on the size and shape of the roof; most visits take roughly 1–2 hours for a single let house, with blocks of flats taking longer. The report is sent afterwards by email.
Does the weather affect the survey?
A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.
What affects the cost of landlord roof surveys
Survey packages start from £150, with VAT included. The price for your roof depends on:
- The use of thermal imaging or a drone
- How tall the building is and how easy the roof is to see
- Basic, Standard or Premium
- The roof’s overall size
Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
What to tell us when you get in touch
The more you tell us, the easier it is to price the survey. When you contact us, it’s useful to mention:
- Why you want a survey: buying, a leak, a storm or new work
- The address and postcode of the property
- Whether there’s a loft hatch, a shared roof or tricky access
- Where water is showing inside, if it is
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or drop us an email when you’re ready.
What we do, step by step
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen. Most surveys take an hour or two at a typical home, and more on a big or complicated roof. In Newhaven, many roofs join a neighbour’s, so we check what can be seen of the shared parts from your side. It helps to know about previous repairs, leaks or recent work.
- We start with what you know about the building and its history.
- We let you know which flats and hatches we need to reach.
- The roofs are inspected from ground level, vantage points, the roof space and the roof where safe.
- The report records areas we couldn’t access.
- You receive photos and recommendations, prioritised where relevant.
How to prepare
- Move anything stored under the loft hatch
- Let us know about parking before the day
- Buyers: confirm access with the estate agent or seller
How to book
A quick phone call is typically the easiest start: call 07833 053749 or send us an email. The price is agreed before a date is set.

What we look for on each type of roof
Flat roofs on blocks and rear additions
Flat roofs are common over blocks, extensions and garages. We look for ponding, splits, blisters and tired upstands where we can see them safely.
Gutters and downpipes
Water from failed gutters often shows as damp inside. Any problems are photographed.
What you can safely check yourself
Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
