Landlord roof survey in East Sussex: how it works
Our landlord and block roof surveys cover East Sussex and the rest of London and the South East. A visit normally takes about one to two hours on an ordinary house, or half a day or so for a commercial building. Everything is inspected as far as it can safely be seen including by drone where applicable. You then get a written report with photos. We survey flat roofs on blocks, converted houses and blocks of flats, and people most often book us about leaking joints at party walls and chimney stacks in poor repair.
Before we start, let us know why you’ve booked: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about 1–2 hours at a typical home, or half a day or so for a commercial building.
- We agree the roofs to be surveyed and what you need the report for.
- Access to flats and the roof space is arranged by you or your agent.
- Each roof is checked from safe vantage points and inside where possible.
- Every defect is photographed and its urgency noted where relevant.
- You get a written report to plan maintenance and budgets.

Around Eastbourne
In Eastbourne, that means homes and buildings near St Andrew, Princes Park and Stafford Junior School, among other places. Other local landmarks include The King's Arms Public House (0.9 miles south-east), WMG Academy for Young Engineers (1.5 miles south-west) and Ratton School (1.1 miles west). The closest station to Eastbourne is Hampden Park station, roughly 0.7 miles north-west of the centre. Nearby you will also find Pevensey Castle (3 miles north-east) and Royal Sussex Regimental Museum (1 mile south-east). Green spaces nearby include Combe Hill.
Homes and roofs across East Sussex
Across East Sussex, plenty of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Valleys, gutters and fixings follow close behind.
Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles. That variety shapes every survey in East Sussex. Coastal towns and villages in East Sussex see more salt and wind than places inland, which wears metal fixings and flashings faster. Ridges and verges facing the sea are worth checking after every big storm.
Eastbourne: Take a building like Stafford Junior School: large buildings have long gutter runs and big roofs that need checking like any other. If yours is one of the older homes in the streets near St Andrew, its chimney, valleys and lead work are likely to be the parts that need attention first.
How we price landlord roof surveys
We confirm the price for your survey before booking. This is what makes a difference:
- How many separate roofs there are, such as extensions, dormers and garages
- Whether thermal imaging or a drone is needed
- Features like valleys, chimneys, dormers and parapets
- House, block, shop or office
The Premium Survey includes thermal imaging and drone inspection where applicable, which starts from £400, inc. VAT. We will tell you which package suits the questions you have.
What we need to know
Here’s what helps us most when you contact us:
- Access details, such as a loft hatch or a shared roof
- Your timetable, such as an exchange date
- What’s prompted the survey
- Any marks or damp showing indoors
To arrange a survey, call 07833 053749 or send us an email with the address and what you’d like to know about the roof. We’ll confirm the price before booking.
Leave it or get it looked at?
Finding a roof defect early usually means a smaller, planned job. Left until it leaks, a roof can damage ceilings and tenants’ belongings and force rushed work.
What to check before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- Is there a chance to talk the report through?
- Is VAT included in the price?
- Whether the loft is part of the inspection
Roof by roof
Pitched roofs on houses and blocks
On older pitched roofs, the fixings and underlay often fail before good slates or tiles. We note what we can see.
Shared chimney stacks
A leaning or cracked stack on a shared building affects more than one owner, so a clear record helps.
Why roofs fail
Tenants and leaseholders rarely look at the roof. Slipped slates, cracked flashings and blocked gutters can sit unnoticed for years particularly where the roof cannot be seen from the street.
Here are some of the things we see often:
- Cracked or lifting flashings
- Ceiling stains reported by tenants
- Chimney stacks in poor repair
- Gutters overflowing onto walls
When you need someone else
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Asbestos testing of roof sheets or soffits
- Roof areas we weren’t given access to
- Who pays under the lease (that is a legal question)
Questions from East Sussex
Will you inspect a roof that several owners share?
Yes. We inspect the parts we are given access to, as far as they can safely be seen. Areas we couldn’t see are noted as well as what could.
Can you survey in bad weather?
A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
Is East Sussex in your area?
Yes. We cover East Sussex, as part of our work across London and the South East. To book, phone 07833 053749 or drop us an email.
Do you advise on who is responsible under the lease?
No. The lease usually decides who is responsible and we do not give legal advice. What we provide is a clear record of the roof’s condition that everyone can refer to.
Does the report help with maintenance planning?
Yes. Recommendations are prioritised by urgency where relevant, which helps you plan work and budgets. It doesn’t include repair cost estimates but it gives contractors a clear brief.
How do I book a survey in East Sussex?
It’s easiest to call 07833 053749 or drop us an email. Let us know the address and a little about the roof, and we will take it from there. We survey on weekdays, Saturdays and Sundays.
How much time does the visit need?
A visit typically takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. You’ll know roughly how long when we arrange it.
