Common questions in South Malling
Do you cover smaller places like South Malling?
Yes. South Malling is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route as you book.
Is my home in South Malling listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
Do you survey on Saturdays and Sundays?
We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Does the weather affect the survey?
Light rain is normally fine; heavy rain and wind are different. In strong wind or a downpour, a drone cannot fly and access may not be safe, and we’d agree another day.
Do you look in the loft space?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging.
Is this an asbestos survey?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
What insurance do you have?
We hold professional indemnity and public liability insurance, for every survey we carry out.
Landlord roof survey in South Malling: what you get
A landlord roof survey shows you the state of a roof, written up so you can plan. We work for landlords, letting agents, managing agents and freeholders along with RTM and residents’ management companies. The report covers defects, photographs and recommendations set out by urgency where relevant. The survey covers the roof, not the whole building. If you’ve noticed cracked or lifting flashings and mortar falling from ridges and verges, we can find out what’s behind it.
Houses in smaller places like South Malling can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
The report records the let or shared roof as we found it on the day. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

What a survey costs
To price your survey, we check:
- Which survey package you book
- The size of the roof
- House, block, shop or office
- Any need for thermal images or a drone flight
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.
Booking your survey
These details help when you get in touch:
- The type of building and roof, such as pitched or flat
- Access details, like a loft hatch or a shared roof
- Why you want a survey: buying, a leak, a storm or new work
- Your postcode, so we can check access and travel
If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, ring 07833 053749 or email us.
How the survey works
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. The survey itself takes an hour or two for a house, and longer for a block or a building with several roofs. A visit to South Malling is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. Tell us about any garages, outbuildings or extensions you want included.
- You let us know about the building, its roofs and any known leaks.
- We let you know which flats and hatches we need to reach.
- We check coverings, flashings, gutters and chimneys where they can be seen.
- The report records areas we couldn’t access.
- Findings and recommendations are set out with photos.
Getting ready for the survey
- Have any questions written down, so nothing gets missed
- Dig out any old roof reports or invoices
- Point out any leaks or damp patches

Advice
Why it is worth a survey now in South Malling
Water that gets into one flat can affect others below. Early surveys help avoid damage spreading between flats. Blocked gutters on homes around South Malling overflow and soak walls, especially where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.
Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included, and we will tell you which fits.

Roof by roof
Shared chimney stacks
Damp in a chimney breast can start at the top of the stack. We record anything visible.
Party-wall upstands and parapets
Where a roof is shared with neighbours, we can only inspect what we are given access to and note what couldn’t be seen.
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in.
South Malling homes and their roofs
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Anne of Cleves House about 0.8 miles south-west, South Malling sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
Take a building like South Malling CofE Primary and Nursery School: long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live near a park such as Railway Land, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

What we are asked to look at in South Malling
Roofs on let and shared buildings frequently get less regular attention than owner-occupied homes. Minor faults can go unseen until a tenant reports a leak and by then more has been damaged.
Typical things we are asked to look at include:
- Chimney stacks in poor repair
- Flashings that have come away
- Mortar falling from ridges and verges
- Damaged party-wall upstands or parapets
Take an older house close to Church of St Michael: its roof may have old fixings, lead flashings and chimneys that need a closer look.
