Your questions about landlord roof surveys in Crowborough

Is my home in Crowborough listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you cover Crowborough?

Yes, Crowborough is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays, Saturdays and Sundays. To arrange a date, call 07833 053749 or email us.

Does this replace a RICS building survey?

No. We survey the roof and its parts, not the whole property. It isn’t a RICS Level 2 or 3 survey or a structural engineer’s report.

Will you need to get into tenants’ homes?

It depends on the building. Frequently we need the loft and certain flats, and you or your agent arrange access. We tell you what’s needed as you book.

Is the report suitable for a maintenance plan?

Yes, that’s one of the main reasons clients book. A repeat survey later shows how the roof has changed, which suits a rolling plan.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Let us know about it when booking and we’ll explain what’s needed.

Landlord roof survey in Crowborough

The lease typically decides who is responsible for the roof and who pays. We cannot advise on what your lease says but we can give you an independent record of the roof’s condition. It helps owners and managers discuss the next steps from the same facts. The report sets out what we saw, with photographs and recommendations. We survey converted houses, blocks of flats and gutters and downpipes, and common reasons people get in touch are worn ridges, hips and verges and cracked or leaning shared chimneys.

Most homes in a town like Crowborough are houses, so the roof is typically the owner’s to look after. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. A roof report gives you a list of what needs doing and how soon. The photographs let you see the parts of the roof you can’t get to.

We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

How the survey changes by roof type

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We record anything visible.

Pitched roofs on houses and blocks

Ridges, hips and verges take a lot of weather, so we check them closely.

How it works

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two on an ordinary house, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. A typical visit in Crowborough begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes, so unlocked gates help. The loft comes next, where there is safe access.

  1. You tell us about the building, its roofs and any known leaks.
  2. We confirm the access we’ll need.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photographs.

Preparing for the visit

  • Leave a clear route to the loft
  • Leave side gates unlocked
  • Dig out any old roof reports or invoices

Landlord roof surveys in Crowborough: local notes

Groombridge Place, about 4.6 miles north, is one of the historic houses in the wider area around Crowborough. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first.

If you look after a building such as St Marys Catholic Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to The Parish Church of All Saints: the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you let a flat or house near Crowborough station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What you can safely check yourself

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.

Useful tips for Crowborough property owners

There is plenty you can do without going near the roof. What helps most:

  • Arrange flat access ahead of time
  • Keep past survey reports with the building’s records
  • Do not wait for a leak to survey the roof
  • Give tenants a simple way to report leaks

The report comes with photos and written recommendations ranked by urgency where relevant. We send it by email ready to pass on to whoever needs it.

Act on urgent items in the report first, and plan the rest. Left alone, minor faults usually get worse.

What affects the cost of landlord roof surveys

A few things affect what a survey costs:

  • Commercial roofs and larger buildings
  • Height and safe access
  • Basic, Standard or Premium
  • The use of thermal imaging or a drone

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Landlord roof survey starts from £150, including VAT.

What to tell us when you get in touch

We will normally ask about:

  • The style of property, from a terrace to a block
  • The address and postcode of the property
  • Photos of the roof, taken safely from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work

To book a survey, phone 07833 053749 or drop us an email with the address and what you’d like to know about the roof. We’ll confirm the price before you book.

Honest limits

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Asbestos testing of roof sheets or soffits
  • Parts of the roof we can’t safely see or access
  • A full structural assessment of the building

If in doubt, ring 07833 053749 or drop us an email and we’ll suggest the right survey before booking. The full list of what we check.
