Gutter survey in Crowborough, East Sussex
A survey of gutters, valleys, outlets and downpipes across Crowborough, with drones and thermal imaging where they help. Call or email for a price.
- Cracked or loose downpipes
- Leaks at the gutter joints
- Brackets that have dropped or snapped
When you need someone else
Some things cannot be seen without opening up the roof, so a survey has limits:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Parts of gutters that can’t be seen safely
- Underground drains, which need a CCTV drain survey
Not sure which survey suits your roof? You can phone 07833 053749 or email us and we will tell you before you book. The full list of what we check.

How a gutter survey works in Crowborough
This survey covers rainwater above ground, from the gutters down to where the downpipes meet the ground. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you are worried about choked outlets or hopper heads and brackets that have dropped or snapped, a survey will tell you what’s going on, whatever the roof.
In a town like Crowborough, most homes are houses whose owners look after their own roofs. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. A roof report gives you a list of what needs doing and how soon, whether you live in the house or let it. The photographs let you see the parts of the roof you cannot get to.
The report records the gutter as we found it on the day. That makes it useful now and a handy reference later, for example when you want to check whether anything has changed.

What happens on the day
Where it is relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey normally takes about one to two hours for a house, though large, tall or awkward roofs take more time. For a home in Crowborough, the main things we need are a way into the loft, a route to the back garden and somewhere to park. If you won’t be there yourself, let us know who will let us in.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- Outlets, hoppers, downpipes and overflows are inspected.
- Fascias, soffits and the walls below are looked at for signs of overflow.
- Findings are photographed and set out in a written report.
Preparing for the visit
- Move anything stored under the loft hatch
- For flats, check roof access has been agreed
- If you are buying, let the agent know when we’re coming

Advice
Leave it or get it looked at?
Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level, but valleys, parapets and box gutters are hard to see. We inspect as far as it is safe to see and put it in writing. A defect spotted early can be planned and budgeted for, whereas a leak tends to force the timing on you, in Crowborough as anywhere.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the exact price before booking.

Signs you need a gutter survey in Crowborough
Valley, parapet and box gutters are often lined with lead or a sheet material. Splits and blocked outlets in these gutters can send water straight into the building, because there’s no outer edge for it to spill over. Lead is also a target for theft.
A survey makes sense if you’ve noticed:
- Brackets that have dropped or snapped
- Overflowing eaves gutters
- Joints that drip after rain
- Fascia boards damaged by overflowing water
If you own a rental within reach of Crowborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.
What to check before booking
- Which viewpoints they use to see the roof
- Their track record with similar roofs
- Which limits apply to the survey
- Will the report include photos?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Different roofs, different checks
Plastic (uPVC) gutters
Plastic rainwater systems are common on homes of many ages. As the seals age, joints can start to drip, and brackets can sag under load.
Cast iron gutters
Cast iron gutters and downpipes are found on many older buildings. They last well when painted, but rust where the paint fails.
Roofs, chimneys and gutters in Crowborough
With Groombridge Place about 4.6 miles north, Crowborough sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Take an older house close to The Parish Church of All Saints: old fixings, lead flashings and tall chimneys are typical of older roofs. Anyone responsible for a site like St Marys Catholic Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Can I check my roof myself?
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, which helps when we check the roof.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
