Electronic leak detection in Crowborough

How electronic leak detection works in Crowborough

ELD is a way of pinpointing breaches in a flat roof’s waterproofing membrane. It works with an electrical current which can only get through the membrane at a breach. It can find holes too small to spot by eye, so your roofer can repair them. You get a report with photos of each breach found. If you’ve noticed water coming in under a flat roof and damp inside with no sign on the roof, a survey will tell you what’s going on.

Houses around a town like Crowborough often have a flat roof somewhere, over an extension, garage, porch or dormer. Many are felt, and newer ones may be EPDM rubber or GRP. Ponding water, splits along the edges and lifting upstands are the usual warning signs. Standing water days after rain frequently shows a flat roof needs attention.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photograph. You will see the good as well as the bad.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Tips from our surveys

Getting the most from electronic leak detection starts before we arrive and carries on afterwards. Some tips:

  • Do not leave water getting in
  • Ask contractors to protect the membrane
  • Clear flat roof outlets regularly
  • Find the breach before more patching

The report records each breach location with photos. Your roofer uses it to carry out repairs.

Don’t leave a flat roof leak running. The longer water gets in, the more insulation and decking can be affected.

What we do, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. Most visits take a length of time set by the roof’s area and construction, which we’ll explain when we quote. In Crowborough, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. It helps to know about previous repairs, leaks or recent work.

  1. You tell us about the roof and where water is showing.
  2. We check whether the membrane and build-up suit ELD.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

Before we arrive

  • Mention any parking restrictions on your street
  • For a flat or shared roof, check access with whoever owns or manages the building
  • Keep pets inside or away from the areas we are looking at

Electronic leak detection in Crowborough: local notes

The wider area around Crowborough has a long history of building, with Groombridge Place about 4.6 miles north. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Next to the main roofs there’s usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

Take a building like St Marys Catholic Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For an older house near a landmark such as The Parish Church of All Saints, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. If you let a flat or house near Crowborough station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Bitumen roofs can frequently be tested electronically though the layers below matter.

ELD on EPDM depends on the product and the layers. We check before we quote.

FAQs for Crowborough

Is my home in Crowborough listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry out roof surveys in Crowborough?

Yes. We cover the whole of London and South East England, and Crowborough is part of that. Just call 07833 053749 or email us and let us know about the property.

Are you structural engineers?

No. Our survey isn’t a structural engineer’s report, and it does not include calculations. We will recommend an engineer if we see signs that call for one.

What is electronic leak detection?

A sound membrane blocks the test current, so wherever there is a hole, it passes through. That’s how we locate breaches you can’t see.

How do I book a survey in Crowborough?

To book, ring 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.

Is my roof suitable for ELD?

That depends on the roof’s membrane and layers. Tell us what you know about the roof and we will check whether ELD will work.

Leave it or get it looked at?

Some flat roof leaks come from walls or details. ELD helps rule the membrane in or out so attention can go to the right place. A defect spotted early can be planned and budgeted for, whereas a leak tends to force the timing on you.

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. We quote electronic leak detection for each roof, as the method and time depend on the roof.
