Roof survey in Crowborough, East Sussex
A roof condition survey for homes and buildings for Crowborough, from an experienced roof surveyor. Every survey comes with a written report and photographs.
- Ponding, splits or blisters on flat roofs
- Crumbling chimney pointing or cracked flaunching
- Loose ridge or hip tiles
What this survey cannot tell you
It is a careful look at the roof, not the whole story. Its limits include:
- Confirmation of asbestos in soffits or cement sheets
- A promise that the roof will not leak in future
- Structural calculations (that is a structural engineer’s job)
If you’re not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. What a survey covers and does not.

How a roof survey works in Crowborough
Good roofs last decades, but their parts wear at different rates. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey lead flashings, flat roofs and the roof space, and the problems we are asked to look at most are flashings that have come away from the wall and water stains on rafters and ceiling joists.
Crowborough mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Chimneys on older houses may be redundant, capped or leaning, and their lead flashings still need to be sound. Newer homes have fewer chimneys but their own weak points at ridges, verges and gutters.
The report works through the roof section by section, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

Should I look at the roof myself first?
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please do not climb up for a closer look.
Do you need a roof survey in Crowborough?
The coverings are rarely the first thing to fail. ‘Nail fatigue’ is common on slate roofs: the nails rust and the slates slide. On tiled roofs, battens and pegs can rot.
People typically book a survey after spotting one of these:
- Gutters that overflow in heavy rain
- Valley linings that have cracked or split
- Crumbling chimney pointing or cracked flaunching
- Slates or tiles that have slipped or broken
Take a building like St Marys Catholic Primary School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.
Questions to ask before you book
- Are they insured for the work?
- Their drone registration, if they fly one
- How soon the report will arrive
- What happens after the report arrives
What we look for on each type of roof
Flat roof coverings
Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets.
Chimney stacks
Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.
Rented homes, blocks and businesses
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.
With a portfolio of properties, you can book surveys for several addresses. To arrange surveys for several addresses, ring 07833 053749 or send us an email.
Common questions in Crowborough
Do you carry out roof surveys in Crowborough?
Yes, Crowborough is one of the places we work. The survey and report are the same in Crowborough as anywhere else, and visits run on weekdays and weekends.
Is my home in Crowborough listed or in a conservation area?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Do you look in the loft space?
Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps, and if the loft cannot be reached safely, the report says so.
Do you go up on the roof?
Only where it’s safe to do so. We also inspect from ground level, from windows and vantage points, and from the loft. The Premium Survey adds a drone where it applies.
How long does a roof survey take?
It normally takes about 1–2 hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
What does a roof survey cost?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
The survey, step by step
It helps to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. Most visits take about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In Crowborough, many roofs join a neighbour’s, so we look at what can be seen of the shared parts from your side. It is useful to know about previous repairs, leaks or recent work, so time on site goes where it’s needed.
- We start by hearing what you’d like checked and why.
- We agree a date, on a weekday, Saturday or Sunday.
- The roof is inspected from ground level, windows, the loft and the roof itself where it’s safe.
- We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
- You receive a written report with photos and recommendations.
Getting ready for the survey
- Find any records of previous roof work
- Have keys ready for side gates, garages or roof access doors
- Show us where any leaks or stains appear

Roof surveys in Crowborough: local notes
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. Knowing the covering helps explain which parts of a roof are likely to need work first. With Groombridge Place about 4.6 miles north, Crowborough sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
If you let a flat or house near Crowborough station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. If you live in an older home near The Parish Church of All Saints, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
