Roof survey in South Malling
We inspect whatever is safely visible: from the ground, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. Premium adds thermal imaging, plus a drone inspection where it applies, for roofs that are hard to see well. You don’t need to do anything except give us access. Each defect we find is photographed and explained. We are frequently asked to look into debris building up in roof valleys and blocked, sagging or leaking gutters, on chimney stacks, ridges, hips and valleys and natural slate.
In a smaller place like South Malling, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. Once one ridge tile or slate moves, wind gets under the next one too.
What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later, such as when you want to compare after future work.

Signs you need a roof survey in South Malling
A blocked gutter does more harm than it looks. Leaves, moss and silt build up, the gutter overflows and water soaks the walls. Valley and parapet gutters can overflow inside the building, especially near trees.
It is worth booking a survey if you’ve seen:
- Standing water on a flat roof
- Lifted, split or missing lead flashings
- Slates or tiles that have slipped or broken
- Leaning or weathered chimney stacks
Take an older house close to Church of St Michael: old fixings, lead flashings and tall chimneys are typical of older roofs.

Questions from South Malling
Will you come out to South Malling?
We do. A small place gets exactly the same survey as a big one.
I let a flat near Lewes station. Can you check the roof?
Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
Do I have to be there for the survey?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when booking.
How long does a roof survey take?
The visit usually takes roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll give you an idea of timing as you book.
Do you look in the loft space?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Are you insured?
We hold professional indemnity and public liability insurance, for every survey we carry out.
DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book, as it helps us focus the survey.
Useful tips for South Malling property owners
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Check we can open the loft hatch
- Have details of recent roof work to hand
- Mention any flat roofs as well as the main roof
- Look for debris in the garden after high winds
With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
What a survey costs
Survey packages start from £150, including VAT. The price for your roof depends on:
- The package you choose: Basic, Standard or Premium
- Any need for thermal images or a drone flight
- Whether it is a home or a commercial building
- The shape of the roof and its details
The cost of a survey depends on the roof: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
Helping us price your survey
If you can, have these to hand when you contact us:
- The style of property, from a terrace to a block
- Pictures of the roof from a safe spot, if you have them
- What’s prompted the survey
- The property’s address and postcode
When you’re ready to go ahead, phone 07833 053749 or send us an email. From there it is a case of choosing a package, agreeing the price and fixing a day.
What else we do in South Malling
What we cannot see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Whether the roof structure meets design loads
- What’s under the slates, tiles or felt
- Confirmation of asbestos in soffits or cement sheets
If you are not sure which survey you need, call 07833 053749 or drop us an email and we’ll give you a straight answer before booking. The full list of what we check.

South Malling homes and their roofs
About 0.8 miles south-west lies Anne of Cleves House, a reminder of how long the area around South Malling has been built on. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying.
If you look after a building such as South Malling CofE Primary and Nursery School, a written record of a large roof helps plan work for the holidays rather than in term time. Living close to Railway Land is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

What we do, step by step
After the inspection, everything we found is written up in a report with photos. As for time on site, most surveys take about one to two hours for most homes, depending on how many separate roofs there are. A visit to a smaller place like South Malling is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
- The report is emailed with findings and recommendations.
Preparing for the visit
- Keep pets inside or away from the areas we’re looking at
- Jot down any questions you want answered
- Have keys ready for side gates, garages or roof access doors
