How a flat roof survey works in South Malling

Every flat roof covering tends to fail in its own way. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. Single-ply PVC and TPO roofs are checked at their welds, edges and fixings. Knowing what you have and how it is doing helps you plan what comes next. If you’re worried about loose or cracked edge trims and gaps at upstands and abutments, we can find out what’s behind it, on single-ply membranes, upstands and outlets and GRP fibreglass alike.

Around a smaller place like South Malling, flat roofs typically cover extensions, garages and dormers. Even a small flat roof can let lots of water into the room below. What it is covered in, and how well it was laid, decides what it needs. From an upstairs window, look for standing water, splits and edges coming away.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

What we do, step by step

On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen. The survey usually takes about 1–2 hours at most homes, and longer for a large or complex roof. A visit to a smaller place like South Malling is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before we arrive

  • Note where any stains or damp appear
  • Make sure the loft hatch can be reached
  • Agree roof access with the managing agent if it is shared

Advice

Leave it or get it looked at?

Flat roofs cannot typically be seen from the street, so they’re often overlooked. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. In an older home around South Malling, water from a roof defect can get into timber and plaster, and that is a much bigger job than the original defect.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Landlord and commercial surveys in South Malling

Freeholders and residents’ companies use a roof report to plan and budget.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when you book and we’ll plan the visit with that in mind.

Should I look at the roof myself first?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in.

Prices for flat roof surveys in South Malling

Several things affect the price of a survey:

  • Chimneys, valleys, parapets and other details
  • Extra roofs, like extensions, dormers or garages
  • The size of the roof
  • Which survey package you book

The cost of a survey depends on the roof: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Our price is from £150, including VAT.

What to let us know when you get in touch

There’s no need for technical words. Just tell us:

  • Why you want a survey: buying, a leak, a storm or new work
  • The style of property, from a terrace to a block
  • Your timetable, such as an exchange date
  • The property’s address and postcode

Unsure which package suits your roof? It is easiest to ring 07833 053749 or use the contact form and describe the roof and why you want it surveyed. We will explain the options and the price.

Tips that help

Over many surveys, some simple habits stand out:

  • Check from a window for ponding after heavy rain
  • Plan a survey before the covering reaches the end of its usual life
  • Keep records of when the roof was laid and what work has been done
  • Keep people off the roof unless they need to be there

Buyers can take the findings back to the seller or the agent. You might ask for work to be done before completion, or discuss the price, depending on the findings.

Have the roof surveyed every few years, and after any work that goes through it. That catches changes early and builds up a record of the roof.

Flat roof surveys in South Malling: local notes

South Malling has a number of hotels within about a mile and a half. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use. With Anne of Cleves House about 0.8 miles south-west, South Malling sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.

If you let a flat or house near Lewes station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. If you look after a building like South Malling CofE Primary and Nursery School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. For an older house near a landmark such as Church of St Michael, the joins between later flat roofs and the old walls are where problems usually start.
