Tips that help

Here are a few things we’d tell any owner:

  • Keep records of when the roof was laid and what work has been done
  • Look for standing water a day after rain
  • Ask contractors to protect the roof if they work on it
  • Check ceilings under the roof for damp patches

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. Each defect is described in plain words and shown in a photo, so anyone reading it can see what we saw.

Get splits, lifted seams and loose trims seen to while they’re small. A flat roof that’s looked after between surveys usually lasts longer.

Flat roof surveys for homes and businesses in Eastbourne

Each type of flat roof has its own weak points. Built-up felt tends to blister and crack, asphalt crazes and splits, EPDM can lift at its laps, and GRP can crack at board joints and edge trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Knowing what you have and how it’s doing helps you plan what comes next. We survey EPDM rubber, upstands and outlets and single-ply membranes, and people most frequently book us about edge trims that have lifted or split and standing water left after rain.

A place the size of Eastbourne has flat roofs on extensions, garages, dormers, shops, offices and blocks of flats. Typical lives vary: felt often around 15–20 years, EPDM around 30–50, GRP up to about 30. Signs of age include ponding, blisters, splits and lifting upstands. Those are typical ranges, and workmanship matters as much as the material.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Flat roofs in Eastbourne

Eastbourne is within about 1 mile of the coast, where sea air brings more salt and stronger wind than inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Within a mile and a half or so of Eastbourne there are several hotels, and hotels, like offices and blocks of flats, often have flat roofs. If you look after one, a leak through a flat roof can put a room out of use.

For an older house near a landmark such as St Andrew, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear. Landlords with a home close to Hampden Park station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Eastbourne is in East Sussex. If you are in Eastbourne, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. We cover towns and villages across East Sussex, large and small. There’s also a page for Brighton.

Surveys in BN23, BN22, BN21 and BN20 are booked the same way as anywhere else. You’ll find streets such as Vine Square, Ashford Square and Howard Square, all of which we cover. You’ll find Eastbourne on the A22 and A259, so it’s easy for us to get to. Other places close to Eastbourne include Hampden Park (1 mile north-west), Upperton (1 mile south-west), Old Town (1 mile south-west), Ratton Village (2 miles west) and Meads (2 miles south). We also work in nearby towns like Hastings (13 miles north-east), Bexhill-on-Sea (9 miles north-east), Seaford (8 miles west), Lewes (14 miles north-west), Hailsham (6 miles north) and St Leonards (13 miles east). Eastbourne is one of the larger places we cover in East Sussex.

What happens if roof problems are left?

Standing water on a flat roof rarely sorts itself out. It usually points to an outlet, the falls or a sagging deck, and each wet season wears the covering further. Knowing the cause early gives you more choice over what to do. In flats, shops and offices in Eastbourne, a roof leak can reach more than one floor before it shows, soaking insulation, ceilings and whatever is below. Catching it early keeps the damage down.

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Why book with us

  • An independent look at the roof
  • Customer satisfaction of 98%
  • Drones and thermal imaging where it applies
  • Weekday and weekend surveys

What we look for on each type of roof

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.

What happens on the day

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. The whole visit usually takes an hour or two for a house, while a commercial roof takes nearer three to four hours. Where a building in Eastbourne has a manager or access rules, those are sorted out before the day. For homes, clear the way to the loft hatch and let us know about any leaks you know of. The written report follows, with photographs.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Leave side gates unlocked
  • Leave a clear route to the loft

Questions from Eastbourne

Is the coastal weather around Eastbourne hard on roofs?

It can do. Within about 1 mile of the sea, as Eastbourne is, metal fixings wear faster and gales find any loose ridge or slate.

Do you look at commercial flat roofs near Eastbourne, such as hotels?

Yes. As well as homes, we look at flat roofs on offices, hotels, blocks of flats and commercial units. Larger commercial roofs are quoted for the building.

How long is the visit?

It typically takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. You’ll then get the report by email.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you will need a RICS survey as well.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in, while outside access can be discussed when booking.

How soon will I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

Will you go up on the roof?

Only when it is safe. Safe viewpoints, the roof space and a drone where applicable cover most of what’s needed, and the report notes anything we couldn’t see.

Signs you need a flat roof survey in Eastbourne

Flat roofs swing between hot and cold more than most parts of a building. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.

Signs worth acting on include:

  • Standing water left after rain
  • Gaps at upstands and abutments
  • Signs of deflection in the roof deck
  • Outlets choked with leaves and silt

Take a building like Stafford Junior School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Questions to ask before booking

  • Their report turnaround times
  • Will they check the loft as well as the outside?
  • Is VAT included in the price?
  • What the report includes, and whether it has photos

What’s in a roof survey

What affects the cost of flat roof surveys

When we price a survey, we consider:

  • Roof area
  • The type of building, from a house to a block or an office
  • Height and safe access
  • Basic, Standard or Premium

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We can help you choose the package that fits what you’d like to know.

What we need to know

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • Whether there’s a loft hatch, a shared roof or tricky access
  • What kind of property and roof it is

A quick phone call is normally the easiest start: call 07833 053749 or email us and we’ll ask a few questions about the roof. The price is agreed before a date is set.
