How a flat roof survey works in Hampden Park

Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Felt roofs often last around 15 to 20 years, while EPDM and GRP often last longer. We set out the type of covering, its condition and the defects we found, with a photo of every defect. You then have something specific to put to the seller or agent. If you’re worried about outlets that hold water back and signs of deflection in the roof deck, a survey will tell you what’s going on.

Outbuildings, garden rooms and garages in places like Hampden Park often have flat roofs of their own. They’re rarely looked at until something gets wet. It is worth mentioning them as you book, so the visit can include them. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

We write the report in plain English, so it makes sense without any roofing background. Photos show what each point refers to.

Signs you need a flat roof survey in Hampden Park

People go onto flat roofs for all sorts of reasons: cleaning windows, fitting aerials or air conditioning, or clearing gutters. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.

Common reasons to book include:

  • Upstands pulling away from walls
  • Outlets that hold water back
  • Splits and cracks in the covering
  • Raised blisters across the surface

For site and facilities teams at buildings such as Heron Park Primary Academy, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail.

What to check before booking

  • Whether VAT is added on top
  • Whether the loft space is looked at, where there is one
  • Is there a chance to talk the report through?
  • Their track record with similar roofs

What to expect from a roof survey

What affects the cost of flat roof surveys

Prices always include VAT. What changes the price is:

  • The use of thermal imaging or a drone
  • How big the roof is
  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office

The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

If you can, have these to hand when you contact us:

  • How the loft is reached, if there is one
  • Any photos you have, taken from ground level or a window
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so ring 07833 053749 or drop us an email with the details.

What happens on the day

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes between one and two hours at most homes, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. With a bit of garden around a house, as there frequently is around Hampden Park, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • Keep pets out of the way during the survey
  • Check the loft hatch can be reached
  • Jot down any questions you want answered

Advice

What a flat roof survey looks like in Hampden Park

Hampden Park lies within about 2 miles of the sea, so there’s more wind and more salt in the air than further inland. Salt in the air is hard on metal flashings and fixings, and wind catches any loose edge on a flat roof. Older buildings may be listed or sit in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

Landlords with a home close to Hampden Park station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak. If yours is one of the older homes in the streets near St Mary's Church, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

How the survey changes by roof type

Single-ply membranes

Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

Hampden Park questions

Will you come out to Hampden Park?

Yes, Hampden Park is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Hampden Park listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do I need to be at home?

Not always. An outside-only look can be arranged beforehand, but the loft and any rooms with damp need someone to let us in.

What types of flat roof do you survey?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. Not sure what yours is? We’ll tell you in the report.

What happens after the survey?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Can you give me structural calculations?

No. We point out what can be seen, such as sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

How quickly is the report sent?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

For landlords and managing agents

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant beforehand.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
