How a flat roof survey works in Meads

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so it helps if you ring 07833 053749 or use the contact form with the address and a rough idea of the roof area. If you’re worried about a sagging deck under the covering and blistering in felt or asphalt, we can find out what’s behind it, whatever the roof.

In smaller places like Meads, flat roofs are mostly on extensions, garages, porches and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. Knowing the covering and how it was laid tells you what to expect from it, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Meads questions

Is Meads within the area you cover?

Yes, Meads is covered. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned in advance.

Is my home in Meads listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Do you carry professional indemnity insurance?

We’re covered by professional indemnity and public liability insurance.

Do you look in the roof space?

Typically, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Do you check flat roofs for asbestos?

Asbestos testing isn’t part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

How long will you be at the property?

It typically takes between one and two hours at most homes, while a commercial roof takes nearer three to four hours. The report follows by email.

How many surveys have you done?

We have more than 20 years’ experience and have carried out more than 5,000 surveys across London and the South East.

Local flat roofs in Meads

Meads lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. On a flat roof near the sea, edge trims and upstands take the brunt of the wind, and metal parts corrode faster. Listing and conservation areas can both shape what roof work is allowed on an older home. The council is the place to check, along with Historic England’s list, ideally before any re-roofing is planned.

Hotels and guest houses near Meads cannot easily close rooms for a leak, so it’s worth knowing the roof’s condition. If you let a flat or house near Eastbourne station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to St John the Evangelist: any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

Meads is about 2 miles south of Eastbourne, in East Sussex. We cover Meads and the rest of East Sussex. Meads is one of the towns and villages in East Sussex where we work for flat roof surveys. Our Brighton page covers surveys nearby.

Flat roof surveys in BN20 and BN21 work the same way as everywhere else we cover. Whether your property is on Link Road, Mount Road and Cliff Road or anywhere close by, we can survey it. We also cover the places around Meads: Holywell (1 mile south-east), Old Town (1 mile north), Upperton (1 mile north), Eastbourne (2 miles north) and Ratton Village (3 miles north). Checking the roof from ground level

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

What we look for on each type of roof

Felt and built-up roofs

On felt, the upstands and edge details frequently fail before the main surface. We check each one and photograph any that have split or pulled away.

Mastic asphalt

Mastic asphalt is a heavy, seamless covering often found on older blocks, balconies and commercial roofs. We look for crazing, cracks, blisters and splits at the skirtings.

What this survey cannot tell you

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Whether old sheeting or boards contain asbestos
  • Fragile surfaces, which we don’t walk on
  • What’s under the membrane without opening it up

If in doubt, ring 07833 053749 or email us and we will recommend the right survey before booking. What a survey covers and doesn’t.

What we check

  • Mastic asphalt
  • EPDM rubber
  • Felt flat roofs
  • Single-ply membranes
  • Upstands and outlets
  • GRP fibreglass

Leave it or get it looked at?

Most flat roofs are out of sight, so they’re easy to forget. Owners often learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. Tradespeople may need to travel further to a smaller place like Meads, so it helps to plan roof work rather than call someone out in a hurry. A survey gives you that notice.

Every price we give includes VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Why book with us

  • PI and public liability insurance
  • Drone flown under a CAA Flyer ID and Operator ID
  • Visits on any day of the week
  • An independent view of the roof

What happens on the day

Before we start, let us know why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. The visit typically takes between one and two hours for a small flat roof at home, and longer for a large commercial one. In a smaller place like Meads, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. We start with the address and, on larger roofs, the roof area and access.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. You get a report setting out the condition and our recommendations, in order of urgency.

Preparing for the visit

  • If it isn’t your property yet, arrange access through the agent
  • Dig out any old roof reports or invoices
  • Let us know where we can park nearby
