Flat roof survey in Seaford: what you get
Buying a home with a flat-roofed extension, dormer or garage? It helps to know that roof’s condition before you exchange. Many felt roofs need renewing after around 15 to 20 years, and EPDM and GRP often go on for longer. We set out the type of covering, its condition and the defects we found, with photos of each. You then have something specific to put to the seller or agent. We survey single-ply membranes, felt flat roofs and mastic asphalt, and people most often book us about blisters and bubbles in the covering and signs of deflection in the roof deck.
Around Seaford, many garages, porches and extensions have flat roofs of their own. Some older garages have cement sheet roofs, which on buildings from before 2000 may contain asbestos, which a specialist asbestos surveyor should check before anyone disturbs them. Each kind of covering, from felt to rubber and GRP, is checked in its own way. We don’t test for asbestos, but our reports may flag materials that could contain it.
You can share the report with anyone who needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent.

The survey, step by step
Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from each safe vantage point, photograph what we find and record our findings for the written report. Most visits take roughly 1–2 hours for a small flat roof at home, and longer for a large commercial one. A typical visit in Seaford begins with the street side of the roof and then moves round the building. Rear gardens and side paths often give the best view of extensions and back slopes, so unlocked gates help. Then, if it can be reached safely, we look in the loft.
- We agree the roof to be surveyed, its use and any leaks you know about.
- The roof is viewed from safe positions, including the roof itself where that is safe.
- The covering is checked for wear, splits, blisters and standing water.
- We photograph and record the outlets, upstands, trims and rooflights.
- A written report with photos and recommendations is emailed to you.

Advice
FAQs for Seaford
How do I find out if my home in Seaford is listed?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Do roofs near the sea, like those around Seaford, take more of a battering?
Often, yes. Seaford is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Is it a structural engineer’s report?
No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
Is ponding on a flat roof a problem?
Ponding is worth looking into. It frequently means a blocked outlet, poor falls or a dipping deck, and it wears the covering faster. We record where it sits and the likely cause.
Do you survey commercial flat roofs?
Yes. Commercial and residential flat roofs are both covered. A commercial roof usually takes about 3 to 4 hours on site, longer if it is large or complex, with larger roofs quoted on their size.
Which flat roof coverings do you cover?
Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you do not know what your roof is, we’ll identify it on the day.
How we price flat roof surveys
Not every roof costs the same to survey, and it comes down to:
- Roof area
- Extra roofs, like extensions, dormers or garages
- The package you choose: Basic, Standard or Premium
- Whether thermal imaging or a drone is needed
One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.
Getting in touch
A few details help us recommend the right survey and price. When you get in touch, it helps to mention:
- Dates you’re working to, such as exchange
- Your postcode, so we can check access and travel
- How the loft is reached, if there is one
- What kind of property and roof it is
If you are buying, it helps to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or use the contact form whenever suits you.

What happens if roof problems are left?
Standing water on a flat roof rarely sorts itself out. It usually points to an outlet, the falls or a sagging deck, and every wet spell adds to the wear. Knowing the cause early gives you more choice over what to do. A defect spotted early can be planned and budgeted for, whereas a leak tends to force the timing on you, in Seaford as anywhere.
What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Flat roof survey starts from £150, including VAT.

What we look for on each type of roof
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. We check the welded laps, the edges, the fixings and any punctures.
Rooflights and upstands
We don’t walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. They’re inspected from safe positions and recorded with photos.
Flat and commercial roofs around Seaford
Seaford lies within about 1 mile of the sea, so there’s more wind and more salt in the air than further inland. Wind can catch loose edges and trims on a flat roof, and salt air is hard on metal trims, flashings and fixings. In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you own a rental within reach of Seaford station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take an older house close to Church of St Thomas More: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Do you need a flat roof survey in Seaford?
The surface of a flat roof heats up and cools down far more than the rooms below. This constant movement works at laps, seams and board joints, and in time it can open up splits and cracks. Coverings that have hardened with age tend to suffer most.
It’s worth booking a survey if you’ve seen:
- Cracked or split membrane
- Raised blisters across the surface
- Signs of deflection in the roof deck
- Gaps at upstands and abutments
Alfriston Clergy House lies about 3 miles north-east, so building around Seaford goes back a long way. On a period home nearby, any flat roof is likely to be a later addition with its own lifespan.
Questions to ask before you book
- Which limits apply to the survey
- Whether the loft is part of the inspection
- What insurance they carry
- How much experience they have with roofs like yours
What we can’t see
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Testing older roof sheets for asbestos
- Parts of the roof that are not safe to walk on or view
- Whether the deck or joists are strong enough
