About roof surveys in BN25
Roof coverings last a long time, but not for ever. Slate frequently lasts a century or more, and tiles commonly half a century, yet nails, battens and underlay often fail first. A survey shows which parts of your roof are wearing. That lets you plan work in good time rather than after a leak. We survey natural slate, clay and concrete tiles and lead flashings, and people most often book us about loose ridge or hip tiles and gaps in the roof where coverings have gone.
A survey visit follows a simple order: we hear what you’ve seen, inspect the roof from every safe viewpoint, take photos as we go and record our findings for the written report. It usually takes an hour or two at most homes, and about three to four hours for a commercial roof.
- You pick the package that suits your roof.
- On the day, we start by hearing what you’ve noticed.
- We inspect and photograph every part of the roof we can safely see.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.
What you’ll pay
Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

Roof surveys across BN25: local notes
Across BN25, plenty of older houses still have chimney stacks, used or not, and the lead and mortar around them need watching. Gutters, valleys and fixings come next.
Across London and South East England, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in BN25 is checked with its age and materials in mind. Near the sea in BN25, roofs face stronger wind and salt-laden air, and metal fixings and lead suffer for it. Ridges and verges facing the sea are worth checking after every big storm.
Seaford: Living close to Seaford Head Nature Reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Anyone responsible for a site like Seaford Primary School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
Surveys for landlords and agents in BN25
Where a roof is shared: we need access agreed with the freeholder or managing agent. Mention it when you get in touch and we will plan the survey around it.
Letting agents frequently book on a landlord’s behalf, with the report sent to whoever needs it. We agree a time with the tenant beforehand.
Tips from our surveys
From years of surveys, a few habits stand out as worth the effort:
- Leave roof access to professionals
- Clear the loft hatch area before we arrive
- Find records of any re-roofing or repairs
- Keep a record of damp patches and dates
The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year.
Keep gutters, valleys and outlets clear of leaves and moss, ideally after the leaves have fallen. Leave the clearing to a professional. Most overflow damage starts with a blocked gutter.
DIY checks: what’s safe
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where applicable.
Different roofs, different checks
Flat roof coverings
A felt roof frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check its condition and the signs of age.
Clay plain and peg tiles
Clay tiles commonly last 50 years or more. We check for cracked, slipped and missing tiles.
What a survey does not cover
Some things can’t be seen without opening up the roof, so a survey has limits:
- A full building survey of the property
- A promise that the roof will not leak in future
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
BN25 questions
Is this a RICS survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How long will you be at the property?
It usually takes between one and two hours for most homes, depending on how many separate roofs there are. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
What if it rains on the day?
Light rain doesn’t normally stop a survey, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we’ll agree a new date if the weather isn’t suitable.
Are you insured?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Do you survey on Saturdays and Sundays?
We carry out surveys on any day of the week. To arrange a date, call 07833 053749 or email us.
Will you check the loft?
Normally, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.
