Roof surveys in BN26

How a roof survey works in BN26

Good roofs last decades, but their parts wear at different rates. Slate frequently lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. Common reasons to book are torn or sagging underlay and leaking gutter joints and downpipes, on ridges, hips and valleys, chimney stacks and clay and concrete tiles.

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about one to two hours for most homes, depending on how many separate roofs there are.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. You get a written report with photos and clear recommendations.

What affects the price in BN26

Local landmarks in Polegate

In Polegate, that means homes and buildings near Horse & Groom pub, Willingdon Community School and St John's Church of England Church. Polegate has its own railway station: Polegate station. A little further out are Burlough Castle (3.4 miles west) and Eastbourne District General Hospital (2.5 miles south). Green spaces nearby include Combe Hill.

Homes and roofs across BN26

Across BN26, lots of older houses still have chimney stacks, used or not, and their flashings and pointing need checking like any other part of the roof. Gutters, valleys and fixings come next.

Across London and the South East, older homes often have slate or clay tiles, while many later ones have concrete tiles. That variety shapes every survey in BN26. Some of BN26 sits close to the sea, so wind can decide whether a drone flies or a roof can be reached safely. If conditions aren’t right, the visit moves to a calmer day.

Polegate: Take an older house close to St John's Church of England Church: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Polegate station, a roof report helps you deal with small faults before they turn into a call from a tenant.

What we’re asked to look at in BN26

Slates and tiles often outlast the fixings that hold them. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, the battens or pegs may be what’s gone, letting tiles move.

These are some of the problems a survey can pick up:

  • Ponding, splits or blisters on flat roofs
  • Worn or blocked valleys
  • Loose chimney pots
  • Leaking gutter joints and downpipes

How the survey changes by roof type

Concrete interlocking tiles

Mortar at ridges and verges frequently cracks on tiled roofs. We check for loose ridge tiles and missing mortar.

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Gaps in tile-hanging let water reach the wall behind.

What this survey cannot tell you

A survey is a careful look at the roof, but it cannot do everything. Its limits include:

  • An exact number of years the roof has left
  • Asbestos testing of any kind
  • A full building survey of the property

Checking the roof from the ground

It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

A DIY look is useful, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight.

Leave it or get it looked at?

A small roof defect usually gets bigger. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Finding it early keeps the work smaller.

Before booking any surveyor

  • What the survey won’t cover
  • What follow-up you get after the report
  • Which viewpoints they use to see the roof
  • How long they’ve been surveying roofs

BN26 questions

Does someone need to be in?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability.

Do you cover BN26?

Yes. We survey roofs in BN26 and the rest of East Sussex, as part of our work across London and South East England. For a price, phone 07833 053749 or drop us an email.

Can you inspect a terraced or semi-detached roof?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

How long does a roof survey take?

Allow about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. We’ll give you an idea of timing when booking.

Is a roof survey the same as a structural survey?

No. Our survey looks at the condition of the roof, and Standard and Premium include structural checks. It isn’t a structural engineer’s report and doesn’t include calculations.

What does a roof survey include?

Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, along with the loft where it is safe. The report includes photos and recommendations.
