Roof survey in BN21: how it works
There are three levels of survey: Basic from £150, Standard from £250 and Premium from £400, with VAT included. The Basic Survey gives a visual inspection, photographs and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Each one comes with a written report. Typical surveys look at torn or sagging underlay and worn lead at chimneys and abutments, across chimney stacks, natural slate and ridges, hips and valleys.
We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. Inside, we look for staining, damp, gaps and signs of movement, as far as the space allows. All in, the survey normally takes an hour or two for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- We help you choose a Basic, Standard or Premium Survey.
- We arrive at the agreed time and talk through any concerns.
- Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
- Extra checks are carried out where your package includes them.
- You get a written report with photos and clear recommendations.

Near you in Old Town
Around Old Town, our work takes us to homes and buildings near Gildrege Park, The Lamb Inn and Motcombe Infants' School, among other places. Other local landmarks include Gildredge House (less than half a mile south), WMG Academy for Young Engineers (within half a mile south) and Church of St Mary (within half a mile south-east). For rail, the closest station is Eastbourne station, roughly 0.7 miles east of the centre. A little further out are Eastbourne District General Hospital (1 mile north) and Pevensey Castle (4.4 miles north-east). Not far away are Combe Hill.
Homes and roofs across BN21
From Eastbourne, Old Town and Upperton to its smaller places, buildings across BN21 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.
Even in the South East, autumn and winter storms find any loose slate, tile or ridge. Ridges, verges and flashings in BN21 are where it normally shows. Coastal parts of BN21 can be windy, which matters for drone flights, as a small drone cannot fly safely in strong wind. Roofs there also face driving rain and salt air.
Old Town: If you live near a park such as Gildrege Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. For an older house near a landmark such as Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.
Tips that help
Here are a few things we’d tell any owner:
- File the report with your home documents
- Gather any paperwork for past roof work
- Mention any damp patches when you book
- Take photos of any leaks as they happen
Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.
After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Getting small faults fixed quickly keeps water out.
Checking the roof from the ground
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.
What affects the price in BN21
Not every roof costs the same to survey, and it comes down to:
- Whether you choose the Basic, Standard or Premium Survey
- The use of thermal imaging or a drone
- The height of the building and how the roof can safely be seen
- The number of roofs, including extensions and garages
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Rented homes, blocks and businesses
We survey roofs for landlords and agents as well as householders. The report gives you a dated record of the roof, with photographs.
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time, so they’re priced to suit.
How the survey changes by roof type
Clay plain and peg tiles
Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.
Lead flashings and valleys
Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped, and for flashings replaced with mortar or bitumen.
Questions from BN21
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.
Do I need to be at home?
If the survey includes the loft or the inside of the building, someone needs to let us in. Access is agreed with you when you book.
What’s the best way to book?
To arrange a survey, phone 07833 053749 or use the contact form with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.
Can you inspect a terraced or semi-detached roof?
Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.
Do you survey roofs on blocks of flats?
Yes, if whoever owns or manages the building agrees access. We check the parts we are given access to.
What’s covered in a roof inspection?
Every part of the roof we can safely see: coverings, ridges, valleys, flashings, chimneys, gutters and the loft. Higher packages add moisture detection, structural checks, thermal imaging and a drone where it applies.
