Storm damage roof reports in Old Town

Before and after the survey

Getting the most from a storm damage roof report starts before we arrive and carries on afterwards. Tips:

  • Report the damage to your insurer as soon as you can
  • Look at what your policy says about wear and tear
  • Keep any slates, tiles or debris that fall, if it’s safe to do so
  • Note the date and time you first saw the damage

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Keep the roof in good order between storms. Fix slipped slates, loose ridges and lifted flashings when you spot them.

Storm damage roof reports for homes and businesses in Old Town

Most policies do not cover wear and tear. That makes the difference between storm damage and old wear important. Our report records both: fresh breaks and recently moved slates or tiles, and older problems such as corroded nails or worn mortar. We describe what we see, whichever way it points. Your insurer then decides how its policy applies. We are frequently asked to look into stains appearing after strong winds and damaged ridges and hips, across flat roofs, chimney stacks and gutters and fascias.

Chimney stacks on older houses around places like Old Town can let water in, at the flashings, the pointing or the mortar round the pots. Damp in a chimney breast can have more than one cause, so it is not always obvious where it starts. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

Report times depend on the survey you book: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

What affects the price in Old Town

We confirm the exact price before you book. These are the things that affect it:

  • Whether you choose the Basic, Standard or Premium Survey
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see
  • Roof area

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before booking.

What we need to know

Here’s what helps us most when you contact us:

  • Pictures of the roof from a safe spot, if you have them
  • Any deadline, such as an exchange date
  • Your postcode, so we can check access and travel
  • Whether there’s a loft hatch, a shared roof or tricky access

Storm damage roof report starts from £150, including VAT. The exact figure depends on the roof and the package, and you can ring 07833 053749 or use the contact form to find out.

How the survey works

We do not take risks to get a closer look. We inspect what can safely be seen, and if part of the roof cannot be seen, the report says so. The survey usually takes between one and two hours on an ordinary house; commercial roofs usually need 3–4 hours. In a smaller place like Old Town, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside.

  1. You tell us when the storm was and what damage you’ve seen.
  2. We inspect the roof from safe viewpoints and from the loft where there’s access.
  3. Each area of damage is photographed and described.
  4. The likely cause is recorded, along with any evidence of older wear.
  5. You get a written report you can pass to your insurer.

Preparing for the visit

  • Buyers: confirm access with the estate agent or seller
  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building

Advice

Old Town: your questions answered

Do you cover smaller places like Old Town?

We do. A small place gets exactly the same survey as a big one.

How do I find out if my home in Old Town is listed?

Start with Historic England’s list for listing and your council for conservation areas. It’s worth checking before planning roof work, as both can affect what’s allowed.

How are storm damage reports priced?

Prices start from £150, including VAT. Bigger roofs are quoted on size and access. It does not include repair costs, so you will need a roofer’s quote for those.

Do you look in the roof space?

Typically, if there is one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

Will my insurer pay for an old roof?

Most policies don’t cover wear and tear. Our report records storm damage and any older wear we see, so it is clear what we found. How the policy applies is up to your insurer.

Are you loss adjusters?

No. We are not loss adjusters, and we do not negotiate claims. We provide an independent record of the roof for you to send to your insurer.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we’re allowed to reach.

What happens if roof problems are left?

Damage left open lets in more rain. That can add to the damage and make it harder to separate from the storm. A roofer should deal with emergency protection quickly. Homes in smaller places like Old Town can face more weather, so a loose ridge or verge soon lets rain in. Wind gets under it and lifts more.

Prices quoted always include VAT, and the written report is part of the package. Storm damage roof report starts from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Storm damage roof reports around Old Town

Old Town lies within about 2 miles of the sea. Insurers decide claims on their own policy wording, and many treat gusts of about 55 mph as storm conditions, though it varies. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. Re-roofing in different materials may need permission there.

If you live near a park such as Gildrege Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. The streets around a church such as Church of St Mary are often among the oldest in a place, and if your home is one of the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.
