Storm damage roof report in Hastings
The Financial Ombudsman looks at three things when it considers a storm damage complaint: whether there were storm conditions around the date, whether the damage fits a storm, and whether the storm was the main cause. We record what the roof shows about the damage and its likely cause. You or your insurer can check the weather for the date. We’re often asked to look into damaged gutters and fascias and flashings pulled away from walls or stacks, across ridges and hips, flat roofs and gutters and fascias.
Flats above shops, offices and blocks with flat roofs are common in places the size of Hastings. Flat roofs leak at upstands, outlets, splits and blisters, and water can travel under the covering before it drips. Finding the entry point takes patience as well as moisture readings. The usual signs are ponding, blisters and splits in the covering.
Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

Why act early in Hastings
Once the storm has passed, damage that looked minor can let water in for months. Acting quickly typically means less damage overall. Roof faults in Hastings, as anywhere, rarely fix themselves: one loose tile lets in water, which weakens the battens and loosens more. Dealing with it early is typically the cheaper route.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.

Questions from Hastings
Is Hastings in the area you cover?
Yes, Hastings is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Hastings?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you test for asbestos?
No. We don’t carry out asbestos surveys or testing. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.
Will you go up on the roof?
Only if it is safe. We inspect everything that’s safely in view: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
Can I check the roof after a storm?
Please do not climb onto the roof. Photograph the damage from below or from a window. Record the date and any damage inside as well.
Does someone need to be in?
If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when you book.
Will you fly a drone over my roof?
Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and every flight depends on the airspace and the weather.
What we are asked to look at in Hastings
Branches and trees often come down on roofs during storms. We record the damage and where it is, backed up with photos.
Common reasons to book include:
- Cowls or aerials dislodged in the wind
- Gaps where slates or tiles have gone
- Flat roof edges peeled back
- Gutters pulled loose in the wind
Landlords with a home close to St Leonards Warrior Square station may find that a tenant living with a leak needs the cause found, not just the stain painted over.
Before booking any roof surveyor
- What happens after the report arrives
- Whether any drone flown is registered with the CAA
- What they won’t be able to tell you
- How long the report takes to arrive
What this survey can’t tell you
It helps to know what a survey will not do before booking:
- What your policy covers, which depends on its wording
- Areas we can’t see safely
- Negotiating a claim settlement
Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you before booking. What our survey covers.
What this survey covers
- Flashings
- Chimney stacks
- Flat roofs
- Ridges and hips
- Gutters and fascias
- Slate and tile slopes
What happens on the day
Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about one to two hours for most houses, rising to roughly 3–4 hours on a commercial building. You’re welcome to ask questions while we are there. Where a building in Hastings has a manager or access rules, those are sorted out before the day. At home, it is useful to clear a route to the loft and point out any stains or leaks. You then get a written report with photos.
- First you give us the date of the storm and what you’ve noticed, inside and out.
- The roof is looked at from the ground, from windows and from the loft space where it is safe.
- The damage is recorded with photographs, area by area.
- The likely cause is recorded, along with any evidence of older wear.
- The findings are written up with photographs for you to share with your insurer.
Getting ready for the survey
- Leave side gates unlocked
- If it isn’t your property yet, arrange access through the agent
- Move anything stored under the loft hatch

Hastings roofs and the weather
Hastings is within about 2 miles of the coast, so there’s more wind and more salt in the air than further inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, while salt slowly corrodes metal fixings and flashings. Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent.
For hotels and guest houses around Hastings, a roof problem found early is far less disruptive than one found by a guest, so it pays to find faults before guests do. Living close to Alexandra Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Before and after the survey
A little preparation and a few simple habits help, both for the survey and for the roof itself. Our tips:
- File receipts for anything you pay for
- Take photos of stains and damp inside
- Keep fallen slates or tiles as evidence if safe
- Do not go onto the roof to take pictures
The report is emailed to you, and you decide what to send to your insurer. We don’t deal with the insurer on your behalf.
Keep records of roof work and surveys. They help show the roof was in good order before a storm.
