Roof surveys across TN35: what to expect
Our roof survey gives you a clear picture of your roof’s condition. We check the coverings, the ridges and hips, the valleys and flashings, the chimneys and the gutters, and the roof space where there is safe access. You get a written report with photos and recommendations. Where it is relevant, the recommendations are prioritised by urgency. We survey ridges, hips and valleys, lead flashings and natural slate, and common reasons people get in touch are worn lead at chimneys and abutments and slipped, cracked or missing slates and tiles.
Every roof is different, but as a rough guide the survey takes about 1–2 hours for most houses, and more on a big or complicated roof. You’re welcome to ask questions while we’re there.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We check the roof from every safe viewpoint outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- We email a photo-illustrated written report and recommendations.

Roof surveys across TN35: local notes
Older homes across TN35 frequently keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.
Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. TN35 is part of that mix. Some of TN35 sits close to the sea, so the weather on the day matters more for drone flights and roof access. A windy forecast can mean a change of date.
Ore: For landlords with property near Ore station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For an older house near a landmark like Christ Church, old fixings, lead flashings and tall chimneys are typical of older roofs.
Why roofs fail
Weather is the main thing that wears a roof down. Wind lifts loose slates, tiles and ridge pieces, while rain gets into every gap. What starts as one slipped slate can become a leak.
Common reasons to book include:
- Worn lead at chimneys and abutments
- Slipped, cracked or missing slates and tiles
- Loose chimney pots
- Cracked mortar along the ridge
How the survey changes by roof type
Flat roof coverings
Standing water, blisters and splits all point to wear. We also look at the edges, upstands and outlets, since leaks frequently start there.
Lead flashings and valleys
Most leaks begin at a joint rather than the middle of a slope. That is why we check them closely.
Leave it or get it looked at?
If you’re planning to sell, a roof survey can help you prepare. You can deal with defects before a buyer’s surveyor finds them, or at least know what to expect.
Before you book any surveyor
- Will the report include photos?
- Which viewpoints they use to see the roof
- Do they have a CAA Flyer ID and Operator ID for drone work?
- Whether you can ask questions once you have the report
Tips that help
A survey works best with a little help from you, before and after. Tips:
- Stay off ladders and the roof
- Ask about a flat roof on an extension or garage too
- Move stored items away from the loft hatch
- File the report with your home documents
Keep the report with your property records. It gives you something to compare against later, and buyers may ask about the roof when you sell.
Keep the loft space ventilated. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Check insulation doesn’t block the airflow at the eaves.
Landlord and commercial surveys in TN35
Businesses and commercial landlords can book us too, including offices, shops and units. Bigger roofs take more time.
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.
Your questions about roof surveys in TN35
Do you work in TN35?
Yes. We survey roofs in TN35 and the rest of East Sussex, as part of our work across London and South East England. To book, phone 07833 053749 or use the contact form.
How do I arrange a roof survey in TN35?
The quickest way is to call 07833 053749 or send us an email. Let us know the address and a little about the roof, and we’ll suggest the right survey. Surveys run seven days a week.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.
Can you look at a roof that is joined to next door?
Yes, we inspect your part of the roof. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.
How soon is the report ready?
That depends on which survey you choose: within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. We send it by email.
Will you check the loft?
If there’s a loft and safe access to it, yes. From inside, the underside of the roof frequently shows damp, staining or daylight that cannot be seen from outside.
Will you climb onto the roof?
Where it is safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. On Premium, a drone is used where it applies.
