How new roof snagging works in Ore
Our snagging inspections cover Ore and the rest of London and South East England. A visit normally takes an hour or two for a house, and more on a big or complicated roof. We inspect as far as it’s safe to see including by drone where it applies. You then get a photo-illustrated written report. Visits can be on weekdays, Saturdays or Sundays. We survey replacement roofs, new-build homes and loft conversions and dormers, and common reasons people get in touch are loose flashings at walls or chimneys and damage to other parts of the building.
In a smaller place like Ore, some houses face open ground, which can mean more wind and rain on the roof. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are looked at closely. On an exposed roof, a loose ridge or verge soon becomes a bigger job.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Do you need new roof snagging in Ore?
Ventilation is sometimes missed or blocked during re-roofing. Without enough airflow, condensation can build up in the loft space.
It is worth booking a survey if you’ve seen:
- Ridge and hip tiles not properly fixed
- Cracked lower roofs or marked walls after the work
- Broken coverings left on a new roof
- Offcuts and broken tiles left behind
If your house is among the older ones in the streets near Christ Church, the roof may have had decades of patch repairs, and the survey shows where they are.
What to check before booking
- Is VAT included in the price?
- Are they insured for the work?
- What experience they bring
- How long the report takes to arrive
The survey, step by step
We photograph the roof as we go, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about one to two hours at most homes, or half a day or so for a commercial building. With a bit of garden around a house, as there frequently is around Ore, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- We start by finding out what was replaced and what worries you.
- The new coverings, ridge, hips and verges are inspected where it is safe to see them.
- We check valleys, flashings and gutters, and the underlay at the eaves where it’s visible.
- We look in the roof space, where there’s safe access, and around the property for debris or damage.
- We send a written report with photos of each snag.
Before we arrive
- Keep pets in another room
- Find any records of previous roof work
- If it is not your property yet, arrange access through the agent

Ore homes and their roofs
Ore is within about 2 miles of the coast, where sea air brings more salt and stronger wind than inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, which is worth knowing before you buy or pay for new work. If your home is older, it is worth knowing whether it is listed or in a conservation area before planning roof work. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas.
Landlords with a home close to Ore station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

Your questions about new roof snagging in Ore
Does a conservation area affect roof work in Ore?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do roofs near the sea, like those around Ore, take more of a battering?
Often, yes. Within about 2 miles of the sea, as Ore is, metal fixings wear faster and gales find any loose ridge or slate.
Is snagging available for a new-build house roof?
Yes. We inspect the roof as far as it can safely be seen and record any snags. It’s worth booking before your builder’s defects period ends.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.
Can you settle a dispute with my builder?
No, we report on the roof and do not take sides. Disputes are between you and whoever did the work though our report gives you the facts we saw.
What’s the price of a snagging inspection?
New roof snagging starts from £150, including VAT. The size of the roof and how easy it is to see affect the price. To get a price, ring 07833 053749 or drop us an email.
How long does new roof snagging take?
For a house, expect about 1–2 hours on site with commercial roofs nearer 3–4 hours.
Leave it or get it looked at?
A minor snag left alone can turn into a leak. Loose details can let water through during the first winter. Finding them early means they can be dealt with quickly. Homes in smaller places like Ore can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further.
There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT. The price for your roof depends on its size, access and what you need to know.
