Different roofs, different checks

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.

Rendered stacks

A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.

Chimney survey in Ore

If you’re buying a home with chimneys, it is worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. Typical surveys look at damp patches on chimney breasts and flashings pulling away from the stack, on flaunching, lead flashings and shared and party-wall stacks.

In a smaller place like Ore, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A proper look shows whether anything has started to loosen before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Chimney surveys in Ore: local notes

The coast is about 2 miles or less from Ore, so there is more wind and more salt in the air than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces, while driving rain finds any gap. Before planning roof work on an older home, find out whether it is listed or in a conservation area. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For landlords with property near Ore station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a shop, office or commercial unit, for example near Priory Meadow Shopping Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies.

When to book a survey in Ore

The flaunching on top of a stack holds the pots in place and sheds water. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

A survey makes sense if you’ve noticed:

  • Worn or missing pointing
  • Damp patches on chimney breasts
  • Gaps in the mortar around the pots
  • Spalled or crumbling bricks

Trees in and around Speckled Wood shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

Questions to ask before you book

  • Their drone registration, if they fly one
  • Whether the loft is part of the inspection
  • What they will not be able to tell you
  • Is VAT included in the price?

What a good roof survey covers

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

What we can’t see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Whether a stack needs rebuilding on structural grounds
  • Checks on boilers, fires or their flues
  • Areas we can’t view from safe positions

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer. The full list of what we check.

Ore: your questions answered

Do you survey roofs for landlords with property near Ore station?

Yes, landlords and agents are among the people we work for. You can phone 07833 053749 or send us an email with the address and what you need.

Does a conservation area affect roof work in Ore?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Is this a RICS survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Will you fly a drone over my roof?

Where it helps and the rules allow, yes. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

What’s in the report?

A photo-illustrated written report, explaining the condition of the chimney stack, any defects and our recommendations, with the most urgent first where relevant. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

Do you work in Ore?

Yes. Our area covers London and South East England, and that includes Ore.

How we price chimney surveys

When we price a survey, we consider:

  • Whether it’s a home or a commercial building
  • How many separate roofs there are, such as extensions, dormers and garages
  • Chimneys, valleys, parapets and other details
  • Whether you choose the Basic, Standard or Premium Survey

Prices start from £150, inc. VAT, for a Basic Survey. Standard is from £250 and Premium from £400. We confirm the price for your roof before you book.

Getting in touch

If you can, have these to hand when you contact us:

  • Any photos you have, taken from ground level or a window
  • The reason for the survey, like buying, a leak or storm damage
  • Where the property is, with the postcode
  • When you need the report by

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply call 07833 053749 or email us whenever suits you.

What happens on the day

After the inspection, everything we found is written up as a report with photos, sent to you by email. On timing, it typically takes an hour or two at a house, as part of a look at the roof around the stack. A visit to Ore is planned like any other: the time, the access and where to park are agreed beforehand. Weekday and weekend visits are both possible. Tell us about any garages, outbuildings or extensions you want included.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photos and recommendations, is emailed to you.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
