What a chimney survey does not cover

It helps to know what a survey won’t do before you book:

  • Whether a gas appliance or its flue is safe
  • Parts of the stack that cannot be seen safely or belong to a neighbour we cannot access
  • What’s inside the brickwork or behind render, without opening up

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

Chimney survey in Eastbourne

A leaning chimney stack is worth having looked at. A stack may lean because the mortar on one side has weakened, which can happen over many years of use. The survey notes how the stack looks, how far it seems to lean and the state of the bricks and joints. Where it may be a structural concern, we’ll recommend a structural engineer. If you’re worried about damp patches on chimney breasts and worn or missing pointing, we can find out what’s behind it, whatever the roof.

In a place the size of Eastbourne, street trees and gardens shed leaves into gutters every autumn, and once a gutter blocks, water spills down the wall. Valley and parapet gutters can overflow inside the building. It’s one reason a roof is worth looking at as a whole, not just the obvious problem. Gutters, outlets and downpipes are worth checking once the leaves have fallen.

If any part of the chimney stack couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

Useful tips for Eastbourne property owners

These tips come from what we see on roofs every week:

  • Leave close inspection to people with safe access
  • Use the report as a baseline for future checks
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Glance at the stacks from the street now and then

Once we have been, the findings are written up with photos. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.

Eastbourne homes and their roofs

Eastbourne is within about 1 mile of the coast, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. What can be done to an older roof may depend on listing or a conservation area. Your council and Historic England’s list will tell you where you stand, ideally before any re-roofing is planned.

Homes near green spaces like Princes Park can get more leaves in their gutters in autumn. If your house is among the older ones in the streets near St Andrew, old fixings, lead flashings and tall chimneys are typical of older roofs. If you own a rental within reach of Hampden Park station, the gap between tenancies is a good time to have the roof looked at.

Eastbourne is in East Sussex. Whether the building in Eastbourne is a house, a flat or a commercial unit, we can survey the roof. Eastbourne is one of the towns and villages in East Sussex where we work. There is also a page for Brighton.

Chimney surveys in BN23, BN22, BN21 and BN20 work the same way as everywhere else we cover. You’ll find streets like Vine Square, Ashford Square and Howard Square, and we cover them all. With the A22 and A259 close by, Eastbourne is simple for us to get to for chimney surveys. Nearby, we also carry out chimney surveys in Hampden Park (1 mile north-west), Upperton (1 mile south-west), Old Town (1 mile south-west), Ratton Village (2 miles west) and Meads (2 miles south). Further out, we also cover Hastings (13 miles north-east), Bexhill-on-Sea (9 miles north-east), Seaford (8 miles west), Lewes (14 miles north-west), Hailsham (6 miles north) and St Leonards (13 miles east). Being one of East Sussex’s larger places, Eastbourne has homes, rented property and businesses of every kind.

What happens on the day

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take roughly 1–2 hours at a house, as part of a look at the roof around the stack. In a place the size of Eastbourne, the building you want surveyed may be a house, a flat above a shop or a whole block. Let us know the type of building and who can let us in, and the visit is planned around that.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photographs and recommendations, is emailed to you.

Advice

What affects the price in Eastbourne

Not every roof costs the same to survey, and it comes down to:

  • Any need for thermal images or a drone flight
  • Whether it’s a home or a commercial building
  • How complicated the roof is, with its valleys, chimneys and parapets
  • How tall the building is and how easy the roof is to see

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT.

What to tell us when you get in touch

These details help when you get in touch:

  • Where water is showing inside, if it is
  • Pictures of the roof from a safe spot, if you have them
  • Where the property is, with the postcode
  • What kind of property and roof it is

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Why it’s worth a survey now in Eastbourne

Before deciding what to do with a redundant stack, a survey shows how it’s doing. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. In flats, shops and offices in Eastbourne, a roof leak can reach more than one floor before it shows, where it damages ceilings, insulation and anything stored underneath. The earlier the cause is found, the smaller the job.

Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. We confirm the price for your survey before you book.

Eastbourne: your questions answered

Can a landlord with a rental near Hampden Park station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

Do roofs near the sea, like those around Eastbourne, take more of a battering?

Generally, yes: wind and salt air take more of a toll near the sea. Ridges, verges, flashings and fixings are where it normally shows, and Eastbourne is within about 1 mile of the coast.

Is a chimney survey the same as a flue inspection?

No. We survey the stack and its weathering, not the flue. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.

What do you check on a chimney?

Every part of the stack we can see from safe positions: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

How much does a chimney survey cost in Eastbourne?

Prices start from £150, including VAT. The final figure depends on the roof and the package you choose, and it is agreed before booking.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

How long will you be at the property?

Expect it to take an hour or two at a typical home, rising to roughly 3–4 hours on a commercial building. The written report follows by email, on the timescale of your package.
