Questions from St Leonards

How do I find out if my home in St Leonards is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material.

Can a landlord with a rental near St Leonards Warrior Square station book a roof survey?

Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can ring 07833 053749 or use the contact form with the address and what you need.

Do you need to go on the roof to check the chimney?

We look from the ground, from windows and from the loft where it is safe. A drone inspection is part of the Premium Survey where applicable. Any area we couldn’t view is noted.

What do you check on a chimney?

The whole stack, as far as it can be seen safely: from the pots and flaunching down to the flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Do you use drones?

Where it’s applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Why is my chimney breast damp?

There are a few common causes: cracked flaunching, worn pointing, failed flashings, uncapped pots, or damp trapped in an unventilated stack. We look at each one and note the most likely cause.

Will I get photos?

Yes. Photographs are taken throughout the survey, and they go into the written report.

How a chimney survey works in St Leonards

A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We will tell you if we see anything that suggests they should take a look. We survey chimney breasts, shared and party-wall stacks and flaunching, and people most frequently book us about damp on a chimney breast inside and gaps where the stack meets the roof.

St Leonards mixes older houses, often slate or clay tiled, with newer estates, many of them with concrete tiles. Older homes frequently keep chimney stacks long after the fireplaces went, and their flashings and pointing still matter. Later houses have their own typical faults, from loose ridge tiles to blocked gutters.

The report records the chimney stack as we found it on the day. It’s useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

What we do, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, look at the roof from every safe viewpoint, photograph what we find and record our findings for the written report. Most visits take about one to two hours at most homes, or half a day or so for a commercial building. For a visit in St Leonards, we need access to the loft, any rooms with leaks or stains, and the outside of the building. Mention gates, side passages and anything at the back. Visits can be on weekdays, Saturdays or Sundays.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can be seen safely.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • Have any paperwork from past roof work to hand
  • Make a note of anything you’d like us to look at
  • Tell us about any leaks, stains or damp patches you know of

When you need someone else

It’s a careful look at the chimney stack, not the whole story. The main limits are:

  • Hidden damage within the stack
  • Structural calculations for a leaning stack
  • Whether a gas appliance or its flue is safe

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey. What our survey covers.

What we check

  • Shared and party-wall stacks
  • Lead flashings
  • Chimney pots and cowls
  • Flaunching
  • Chimney breasts
  • Brick chimney stacks

Local roofs in St Leonards

The coast is about 1 mile or less from St Leonards, so there’s more wind and more salt in the air than further inland. Salt is hard on nails, clips and metal flashings, and strong wind lifts anything already loose on a roof. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so check with the council.

If you look after a building such as St Leonard's Church of England Primary Academy, large buildings have long gutter runs and big roofs that need checking like any other. For landlords with property near St Leonards Warrior Square station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Signs you need a chimney survey in St Leonards

Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.

We are often asked to look at:

  • Damp patches on chimney breasts
  • Flaunching that has broken away
  • Loose, cracked or missing pots
  • Mortar washing out of the joints

Trees in and around Summerfields Wood shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

What’s in a roof survey

What affects the price in St Leonards

All our prices include VAT. What changes the price is:

  • House, block, shop or office
  • The use of thermal imaging or a drone
  • Extensions, dormers and garages with roofs of their own
  • Features like valleys, chimneys, dormers and parapets

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

What we need to know

The more you tell us, the easier it is to price the survey. When you contact us, it helps to mention:

  • What’s prompted the survey
  • Photos of the roof, taken safely from ground level or a window
  • The kind of building and roof involved
  • How the loft is reached, if there is one

Our phone lines are open seven days a week, including Saturdays and Sundays. For a price or to book, ring 07833 053749 or use the contact form.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey.

Tips that help

Most of what helps is simple and safe from the ground. Our suggestions:

  • Photograph damp patches with the date
  • File photos of the stacks with your home records
  • Check with the council before altering a stack in a conservation area or on a listed building
  • Check that disused chimneys can still breathe

Many people use the report to get quotes for the work. With the same list in front of each contractor, comparing quotes is simpler.

Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Removing unused fixings takes strain off the brickwork.
