Your questions about roof surveys in St Leonards

Is my home in St Leonards listed or in a conservation area?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is the coastal weather around St Leonards hard on roofs?

Near the coast, roofs face more wind and more salt than further inland. Salt corrodes metal fixings and flashings, and wind lifts loose slates, tiles and ridge pieces.

Can you survey a roof I share with a neighbour?

Yes, we inspect your part of the roof. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

How do I arrange a roof survey in St Leonards?

To arrange a survey, phone 07833 053749 or send us an email and let us know the address and what you need to know. We’ll confirm the price and agree a day with you.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

Will you check the loft?

Where it’s relevant to the survey and there’s safe access, yes. Please clear anything stored under the hatch, and if the loft cannot be reached safely, the report says so.

When will the report arrive?

The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.

How a roof survey works in St Leonards

Good roofs last decades, but their parts wear at different rates. Natural slate can last 100 years or more, and clay and concrete tiles commonly 50 years or more, but the fixings and underlay beneath them often give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. Typical surveys look at loose chimney pots and lifted, split or missing lead flashings, across chimney stacks, natural slate and ridges, hips and valleys.

Around St Leonards, semis and terraces share chimneys, gutters and roof lines with the house next door. When a stack or gutter is shared, the problem may not be on your side alone. We can only inspect what we have access to, so shared parts are reported as far as they can safely be seen. It is useful to mention any shared stacks or gutters as you book.

The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Different roofs, different checks

Flat roof coverings

Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets, since leaks often start there.

Natural slate

Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.

What a roof survey looks like in St Leonards

St Leonards is within about 1 mile of the coast, where wind off the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone cannot fly safely in strong wind or a downpour. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.

Shop and office owners around Priory Meadow Shopping Centre may find that a written record of the roof’s condition helps you plan maintenance rather than react to leaks. For site and facilities teams at buildings such as St Leonard's Church of England Primary Academy, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Trees in and around Summerfields Wood shed leaves that can end up in nearby gutters.

St Leonards is about 1 mile south-west of Hastings, in East Sussex. Roofs in St Leonards get the same thorough look as anywhere else in East Sussex. Our area takes in places right across East Sussex. There is also a page for Maidstone.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. After that, we check everything we can see safely. Most surveys take about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. For a home in St Leonards, the main things we need are a way into the loft, a route to the back garden and somewhere to park. Someone needs to let us in, so tell us who that will be.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. We agree a date, including weekends if that suits you.
  3. We look at the roof from every safe vantage point outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. We email a report with photos and recommendations.

Preparing for the visit

  • Clear the way to the loft hatch
  • Keep pets in another room
  • Leave side gates unlocked

Tips that help

A survey works best with a little help from you, before and after. Some tips:

  • Keep the report with your property records
  • Find records of any re-roofing or repairs
  • Take photos of any leaks as they happen
  • Check the roof from ground level after storms

Your report arrives by email, with photographs of what we found. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Each finding is set out in plain English.

Every so frequently, look in the roof space with a torch, keeping to boarded areas. Look for water marks, damp wood and chinks of light. Take photos of anything that changes.

What a survey costs

Our packages start from £150, including VAT. The price for your roof depends on:

  • Which survey package you book
  • The number of roofs, including extensions and garages
  • The height of the building and how the roof can safely be seen
  • Features like valleys, chimneys, dormers and parapets

Every price we give includes VAT. Roof survey starts from £150, including VAT. We confirm the exact price before booking.

What to tell us when you get in touch

If you can, have these to hand when you contact us:

  • The type of building and roof, such as pitched or flat
  • Where the property is, with the postcode
  • Any deadline, such as an exchange date
  • What’s prompted the survey

When you’re ready to go ahead, phone 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day, weekday or weekend.

What you can safely check yourself

A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • An exact number of years the roof has left
  • Defects hidden under coverings or inside walls without opening up
  • The condition of the rest of the building (that is a RICS home survey)

If you are not sure which survey you need, call 07833 053749 or email us and we will give you a straight answer before you book. What a survey covers and does not.
