About roof surveys in East Sussex

A roof survey tells you what condition your roof is in, before small faults become big ones. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all checked, and the loft space where there’s safe access. You get a report with photos and recommendations. Where it’s relevant, the recommendations are prioritised by urgency. We survey the roof space, ridges, hips and valleys and lead flashings, and common reasons people get in touch are water stains on rafters and ceiling joists and leaking gutter joints and downpipes.

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes roughly 1–2 hours for most homes, depending on how many separate roofs there are. If you have questions on the day, just ask.

  1. You get in touch with the address and anything you’ve noticed.
  2. We arrange a day that suits you, including weekends.
  3. The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
  4. Every part of the roof is checked and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Roof surveys across East Sussex: local notes

From Eastbourne, Hastings and Bexhill-on-Sea to its smaller places, buildings across East Sussex have roofs of every age. Chimneys, valleys, flashings and gutters are usually where the work is.

Our area takes in slate-roofed London terraces, clay-tiled Weald houses, Essex weatherboarding and post-war new towns. East Sussex is part of that mix. Coastal parts of East Sussex can be windy, and a small drone can’t fly safely in strong wind or heavy rain, so the weather on the day decides. Driving rain and salt air are hard on roofs there too.

Eastbourne: For an older house near a landmark like St Andrew, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Stafford Junior School: large buildings have long gutter runs and big roofs that need checking like any other.

Common roof problems in East Sussex

A chimney stack takes more weather than almost any other part of a roof. Mortar crumbles, the flaunching around the pots cracks and stacks can lean. Damp on a chimney breast inside frequently starts at the top of the stack.

These are some of the problems a survey can pick up:

  • Slates or tiles that have slipped or broken
  • Crumbling chimney pointing or cracked flaunching
  • Gutters that overflow in heavy rain
  • Condensation or damp timbers in the loft

Landlords, agents and block managers in East Sussex

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

How the survey changes by roof type

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. We check for lead that has lifted, split or slipped.

Natural slate

Slate is common on older homes in London and South East England. Where several slates have slipped, the cause is often nail fatigue, which we describe in the report.

What affects the price in East Sussex

Prices vary from roof to roof, and it comes down to:

  • The shape of the roof and its details
  • The size of the roof
  • How many separate roofs there are, such as extensions, dormers and garages
  • Height and safe access

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You’ll know the figure before booking.

What we need to know

The more you let us know, the easier it is to price the survey. When you get in touch, it’s useful to mention:

  • Any deadline, such as an exchange date
  • What kind of property and roof it is
  • How the loft is reached, if there is one
  • Where the property is, with the postcode

You can call us seven days a week, including Saturdays and Sundays. For a price or to book, call 07833 053749 or send us an email.

When you need someone else

We only report whatever is safely visible on the day, so some things are outside what a survey can do:

  • Defects hidden under coverings or inside walls without opening up
  • Asbestos testing of any kind
  • A structural engineer’s report

Common questions in East Sussex

What if it rains on the day?

Some surveys depend on the weather more than others. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather isn’t right.

Do you survey roofs on blocks of flats?

Yes, if whoever owns or manages the building agrees access. We look at the parts we are given access to, and the report makes that clear.

How do I book a survey in East Sussex?

It is easiest to ring 07833 053749 or email us. Give us the address and some details about the roof, and we will take it from there. Surveys run on weekdays, Saturdays and Sundays.

Does this replace a RICS home survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Do you carry out asbestos surveys?

No. We don’t carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement sheets or soffits on older buildings, we flag them so a specialist asbestos surveyor can check before any work.

Can you inspect a terraced or semi-detached roof?

Yes. We survey the parts of the roof you have access to. If a problem seems to come from next door, we’ll say so.

How soon is the report ready?

That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
