Roof survey in Mountfield
Many homes have several roofs, not just one. Rear extensions, dormers, porches and garages frequently have flat roofs in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. A flat roof normally wears out sooner than a pitched one. A felt roof often lasts around 15 to 20 years, and GRP up to about 30. If you’re worried about loose chimney pots and blocked, sagging or leaking gutters, a survey will tell you what’s going on.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
The report records the roof as we found it on the day. It’s useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

What happens if roof problems are left?
It is easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than calling someone out after a storm. Around Mountfield, older homes frequently have old roof timbers, where water from a failed roof can cause rot if it is left.
Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

How the survey works
We look at the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes about one to two hours at most homes, though large, tall or awkward roofs take more time. Somewhere as small as Mountfield, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start by hearing what you’d like checked and why.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
- Your report arrives by email, with recommendations prioritised by urgency.
Preparing for the visit
- If the roof is shared, arrange access with whoever manages the building
- Buyers: confirm access with the estate agent or seller
- Make a note of anything you’d like us to look at

Questions from Mountfield
Is my home in Mountfield listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Will you come out to Mountfield?
Yes, we do. We work right across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
Do you carry out asbestos surveys?
No. Buildings built or refurbished before 2000 may contain asbestos. Our report notes any materials that might, and a specialist asbestos surveyor should check them.
How soon is the report ready?
That depends on which survey you choose: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. We send it by email.
I live in a flat. Can you survey the roof?
Yes, once whoever controls the roof agrees access. We check the parts we’re given access to, and the report makes that clear.
Can you inspect my roof with a drone?
Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We hold a CAA Flyer ID and Operator ID.
Can you tell me how long my roof will last?
Not as an exact number, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
Useful tips for Mountfield property owners
A few practical points come up again and again on our surveys. They’re worth knowing whatever the roof:
- Keep the report with your property records
- Don’t climb onto the roof yourself
- Take photos of any leaks as they happen
- Watch for slipped slates after bad weather
Keep the report with your property records. It gives you something to compare against later, and it can help when you sell.
Plan a roof survey every few years, or sooner after severe weather. Regular checks catch problems while they’re small. Compare each report with the last.
Can I check my roof myself?
A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.
What a roof survey looks like in Mountfield
Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.
Anyone responsible for a site like Vinehall School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you let a flat or house near Robertsbridge station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Common roof problems in Mountfield
Chimneys stand exposed above the roof. Pointing erodes, flaunching cracks and pots work loose. Damp on a chimney breast inside often starts at the top of the stack.
Common reasons to book include:
- Condensation or damp timbers in the loft
- Ridge tiles that have lifted or moved
- Lifted, split or missing lead flashings
- Crumbling chimney pointing or cracked flaunching
Historic houses such as Durhamford Manor, about 2 miles east, show how far back building around Mountfield goes. If you own one of the older houses, the roof may have been repaired many times, and the survey records how each part is holding up.
