Pre-Purchase Roof Survey in Mountfield

Wondering about the roof at a property in Mountfield? We carry out pre-purchase roof surveys in Mountfield and across East Sussex.

  • Sagging ridge lines or uneven roof slopes
  • Signs of past leaks inside the loft
  • Bitumen or mortar used in place of proper repairs

Pre-purchase roof surveys in Mountfield

Pre-purchase roof survey in Mountfield: what you get

A full home survey looks at the whole property, and the roof is only one part of it. We do not offer a RICS home survey, and ours is not a substitute for one. It adds a focused look at the roof on its own, with photos and written recommendations you can act on. You can have both. We’re often asked to look into lead that has worked loose at a wall or chimney and cracked flaunching or crumbling chimney pointing, on lead flashings and valleys, natural slate and clay and concrete tiles.

For a small place like Mountfield, the visit is planned like any other: it just means planning the journey and access beforehand. If there are outbuildings with roofs you want checked, mention them as you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays, Saturdays and Sundays.

The report records the roof as we found it on the day. It’s useful right away, and a good reference for later.

Leave it or get it looked at?

It’s tempting to skip the roof to keep a sale moving. We visit on any day of the week, and the Premium Survey report arrives the same day, so it can fit around a tight timetable. Older and listed buildings around Mountfield may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.

Landlord and commercial surveys in Mountfield

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

What affects the cost of pre-purchase roof surveys

What a survey costs depends on the time and equipment it needs. That comes down to:

  • The type of building, from a house to a block or an office
  • The number of roofs, including extensions and garages
  • Height and safe access
  • The size of the roof

A Basic Survey starts from £150, with VAT included. Standard is from £250 and Premium from £400. You will know the price for the job before booking.

Booking your survey

These details help when you contact us:

  • Why you want a survey: buying, a leak, a storm or new work
  • Your postcode, so we can check access and travel
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.

What we look for on each type of roof

Lead flashings and valleys

Lead-lined valleys and gutters are common on older homes in London and South East England. Splits in a lead valley send water inside, and lead is also a target for theft.

Clay and concrete tiles

Older homes in the South East often have handmade clay tiles, including Kent peg tiles on some. Rotten pegs let tiles slide, so we look for gaps along the courses.

What a pre-purchase roof survey does not cover

A survey is a careful look at the roof, but it cannot do everything. The main limits are:

  • A structural engineer’s report
  • Walls, floors, services and rooms below the roof
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

If in doubt, call 07833 053749 or drop us an email and we’ll point you to the right survey before you book. What our survey covers.

What this survey covers

  • Natural slate
  • Clay and concrete tiles
  • Lead flashings and valleys
  • Chimney stacks
  • The roof space
  • Gutters and downpipes
  • Flat-roofed extensions and dormers

Buying a home or a new roof in Mountfield

The wider area around Mountfield has a long history of building, with Durhamford Manor about 2 miles east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. If your survey includes the drone, the flight is checked against the Drone Safety Map first.

For landlords with property near Robertsbridge station, a written report helps before buying a rental or paying for a new roof on one. Take an older house close to The Parish Church of All Saints: the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What happens on the day

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from every safe viewpoint, take photographs as we go and make notes for the report. Most visits take between one and two hours at a typical home, and more on a big or complicated roof. Somewhere as small as Mountfield, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.

  1. We help you pick the package that suits the property.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. The coverings, ridges, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, structural checks, thermal imaging or a drone are added where your package includes them.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How to prepare

  • Make a note of anything you’d like us to look at
  • If you’re buying, check with the agent that we can get in

Common questions in Mountfield

Is my home in Mountfield listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you cover smaller places like Mountfield?

Yes, Mountfield is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Will you need to get into the loft?

If it can be arranged, yes. From the roof space we can see staining, timbers and underlay. If access isn’t possible, we note it in the report.

Do I need a roof survey if I’m having a RICS survey?

They do different things. A home survey looks at the whole property, while ours looks only at the roof, in more detail. Ours sits alongside a RICS survey rather than replacing it.

How do I arrange a pre-purchase roof survey in Mountfield?

Just ring 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day.

Will you fly a drone over my roof?

Where it is applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.

When will the report arrive?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed, with photographs.
