Pre-purchase roof survey in Crowborough: what you get

Many older houses carry decades of roof repairs. Corroded nails let slates slide, valley linings wear thin and chimney mortar erodes. Most of it can’t be seen from the street. We look closely and record what we see, with photos that show you exactly where. Each finding is explained in plain words, so you know what it means for the house you’re buying. Typical surveys look at gutters that overflow or drip at the joints and roof slopes that look uneven or sagging, on the roof space, chimney stacks and gutters and downpipes.

Around towns like Crowborough, many houses have gained extensions, dormers, porches or garages, and many of those additions have flat roofs. The joints where a new roof meets an old wall or slope are a common source of leaks. On a purchase or a newly finished roof in Crowborough, those junctions are high on the list.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.

How the survey works

Before we start, tell us why you’ve booked: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit normally takes roughly 1–2 hours at most homes; commercial roofs usually need 3–4 hours. Most visits in a town like Crowborough start at the front of the house and work round to the back. Rear gardens and side paths often give the best view of extensions and back slopes, so unlocked gates help. The loft comes next, where there’s safe access.

  1. You choose a Basic, Standard or Premium Survey to suit the home you are buying.
  2. A date is booked on a weekday, Saturday or Sunday.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Standard and Premium surveys add the extra checks they include.
  5. We send the report with recommendations ranked by urgency, ready for you to discuss with the seller or agent.

How to prepare

  • Keep pets in another room
  • Dig out any old roof reports or invoices
  • Agree roof access with the managing agent if it is shared

Advice

Why act early in Crowborough

A slow leak can go unnoticed for months. By the time a stain shows, timber or plaster may already be damp. Spotting it before you buy lets you deal with it as soon as you move in. Once water reaches the loft insulation in a home in Crowborough, it loses much of its value and is slow to dry. That adds to the bill long before the leak is obvious.

What we are asked to look at in Crowborough

Flat roofs turn up on extensions, dormers, porches and garages. A felt roof frequently lasts around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. A buyer can easily miss them, particularly when they’re only visible from an upper floor.

Signs worth acting on include:

  • Worn or lifted lead flashings
  • Signs of past leaks inside the loft
  • Bitumen or mortar used in place of proper repairs
  • Roof slopes that look uneven or sagging

If you live in an older home near The Parish Church of All Saints, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

What to check before booking

  • Will the report include photos?
  • Their report turnaround times
  • Whether VAT is in the quoted price
  • Their drone registration, if they fly one

What a roof survey includes

What a pre-purchase roof survey doesn’t cover

Before you book, it’s worth knowing what a survey won’t do:

  • A structural engineer’s report
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • The condition of the rest of the house (that’s a RICS home survey)

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you. The full list of what we check.

What we look at

  • Lead flashings and valleys
  • Flat-roofed extensions and dormers
  • Gutters and downpipes
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles
  • Natural slate

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Leave anything above ground level to a survey.

Keep a simple record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

Yes, Crowborough is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Crowborough?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

When conditions and the roof make it safe, yes. Many roofs can be seen well from windows, vantage points and the loft, and a drone is part of the Premium Survey where it applies.

Can you survey a shared roof?

Yes. Shared roofs just need a little more planning. Mention it when you get in touch and we will explain what’s needed.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and details are available on request.
