Pre-purchase roof survey in Marden's Hill: what you get
Some roofs cannot be seen well from the ground or from windows. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, along with a same-day report. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. If you are worried about flashings that have lifted or split and signs of past leaks inside the loft, we can find out what’s behind it.
In a village or hamlet like Marden's Hill, homes are frequently older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.
Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Checking the roof from ground level
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Marden's Hill: your questions answered
Do you cover smaller places like Marden's Hill?
Yes, we do. Our area covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Is Marden's Hill in the area you cover?
Yes, Marden's Hill is one of the places we work. The survey and report are the same in Marden's Hill as anywhere else.
How long have you been surveying roofs?
More than 5,000 surveys over 20+ years.
Is this the same as a RICS Level 2 or Level 3 survey?
No. Our survey looks at the roof only, and it is not a RICS Level 2 or Level 3 survey. It works alongside a home survey.
Do you need access inside the house?
Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. Access is usually arranged through the agent or seller.
Does someone need to be in?
It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.
What insurance do you have?
Our cover is professional indemnity plus public liability.
How we price pre-purchase roof surveys
Survey packages start from £150, inc. VAT. What you pay for your roof depends on:
- The use of thermal imaging or a drone
- Building height and the viewpoints available
- Extensions, dormers and garages with roofs of their own
- House, block, shop or office
Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.
Getting in touch
Here’s what helps us most when you get in touch:
- Photos of the roof, taken safely from ground level or a window
- Your timetable, such as an exchange date
- Anything about access we should know
- The kind of building and roof involved
Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or send us an email with the address and the days you’d prefer.
Roof by roof
Natural slate
Slate is common on Victorian and Edwardian houses. We look for slates that have slid, cracked or gone, plus the metal clips that show earlier patching.
Gutters and parapets
Gutters, downpipes and outlets carry water away from walls. Leaking joints, sagging lengths and blockages are all noted, along with fascias and soffits.
The survey, step by step
When we arrive, we begin with a quick chat about the roof and anything that is worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the loft space and by drone where it applies. Most surveys take an hour or two for most houses, with bigger or more complicated roofs taking longer. For a village or hamlet like Marden's Hill, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.
- Once your offer has been accepted, you book and give us the address and your timescale.
- We agree a time and how we will get in, including the loft.
- The roof is inspected from every safe viewpoint, inside and out.
- Each part of the roof is examined and photographed.
- Your report arrives by email, with photos and recommendations prioritised by urgency.
Before the survey
- Gather any invoices or paperwork from past roof work
- Leave a clear route to the loft
- Unlock side gates and any roof access doors
Book a survey

Related advice
Before and after the survey
There is plenty you can do without going near the roof. Here’s what helps most:
- Tell us your exchange date as you book
- Ask whether there are papers for past roof work
- Watch for stains or fresh paint on ceilings below the roof
- Share the report with your solicitor
After you move in, keep the report somewhere safe. Deal with the urgent items first, and keep the photos to compare against later. Premium comes with a follow-up after 12 months to see how things have changed.
Do not block the vents at the eaves. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.
Pre-purchase roof surveys around Marden's Hill
Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. Historic houses like Groombridge Place, about 3.8 miles north-east, show how far back building in the area around Marden's Hill goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.
