Lewes Pre-Purchase Roof Survey
Wondering about the roof at a property in Lewes? We carry out pre-purchase roof surveys in Lewes and across East Sussex.
- Signs of past leaks inside the loft
- Flashings that have lifted or split
- Gaps where slates or tiles have come loose
How we price pre-purchase roof surveys
We confirm the exact price before you book. This is what makes a difference:
- Extra roofs, like extensions, dormers or garages
- Building height and the viewpoints available
- How complicated the roof is, with its valleys, chimneys and parapets
- The type of building, from a house to a block or an office
All our prices include VAT. Our price is from £150, including VAT. You will know the exact price before you book.
What to let us know when you contact us
Getting the details right at the start saves time. Please include:
- The property’s address and postcode
- The style of property, from a terrace to a block
- Where any leaks, stains or damp patches show inside
- Dates you’re working to, such as exchange
Once you know what you need, ring 07833 053749 or drop us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.
About our pre-purchase roof survey in Lewes
If you are buying a flat, the roof may well be shared. Depending on the lease, roof repairs may fall to the building owner or a management company. We check as much of the roof as access safely allows, and the report gives you clear points to raise with your solicitor or the managing agent. If the building has a flat roof, we look at that too where access allows. Common reasons to book are roof slopes that look uneven or sagging and quick fixes on flashings and valleys, on clay and concrete tiles, flat-roofed extensions and dormers and lead flashings and valleys.
Most homes in a town like Lewes are houses, so the roof typically belongs to the property you’re buying or paying for. That makes the roof’s condition a simple money question: better found before exchange or final payment than after. With photos and written recommendations, you have clear points to take back to the seller or the roofer.
We keep jargon out of it: if work is needed, the report says so clearly, and where it can wait, that is said too.

Lewes questions
Is Lewes in the area you cover?
Yes, Lewes is one of the places we work. The survey and report are the same in Lewes as anywhere else, and visits run on weekdays and weekends.
Does a conservation area affect roof work in Lewes?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Does the weather affect the survey?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we will talk to you about another date.
How do I book a survey in Lewes?
The quickest way is to call 07833 053749 or use the contact form. Tell us the address and a little about the roof, and we’ll take it from there. We survey on weekdays, Saturdays and Sundays.
Should I get a roof survey as well as a RICS home survey?
They do different things. A home survey looks at the whole property, and ours concentrates on the roof alone. Ours sits alongside a RICS survey rather than replacing it.
Can you survey at the weekend?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.
Is this the same as a RICS Level 2 or Level 3 survey?
No. It’s a dedicated roof survey, with a written report and photographs. It doesn’t cover the rest of the property, which a RICS survey does.
Rented homes, blocks and businesses
Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer, so they’re priced to suit.
Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work.
What this survey can’t tell you
To be straight with you, there are limits to any roof survey:
- Structural calculations (that is a structural engineer’s job)
- The condition of the rest of the house (that is a RICS home survey)
- Confirmation of asbestos in cement sheets or soffits
If in doubt, phone 07833 053749 or email us and we’ll point you to the right survey before you book. What a survey covers and does not.
What we check
- Natural slate
- The roof space
- Flat-roofed extensions and dormers
- Lead flashings and valleys
- Gutters and downpipes
- Chimney stacks
- Clay and concrete tiles
Pre-purchase roof surveys around Lewes
Many older homes in Sussex have handmade clay tiles and tile-hung walls. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Material and age explain a lot of what turns up on the day, whether the roof is old or brand new. Historic houses like Anne of Cleves House, about 0.6 miles south, show how far back building in the area around Lewes goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.
The streets around a church like Church of St John sub Castro are often among the oldest in a place, and if you own one of the older houses nearby, a survey will show how the roof has been repaired before, which helps you judge what’s coming. Landlords with a home close to Lewes station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Lewes is about 7 miles north-east of Brighton, in East Sussex. We provide pre-purchase roof surveys for homes and businesses in Lewes. Across East Sussex, we cover Lewes. There’s also a page for Brighton.

Other places close to Lewes include South Malling (1 mile north-east), Southover (1 mile south-east), Cliffe (1 mile east), Offham (1 mile north-west) and Hamsey (1 mile north). What we look for on each type of roof
Clay and concrete tiles
Clay and concrete tiles commonly last 50 years or more. Cracked, slipped or missing tiles are noted, and for mismatched replacements that point to past repairs.
Gutters and parapets
A butterfly roof drains to a central valley gutter, usually to the back of the house. If the home you’re buying has one, that gutter and its outlet get a careful look.
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
Keep a simple record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when booking.
How the survey works
When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, from the ground, from windows, in the roof space and by drone where it applies. The survey typically takes about 1–2 hours at a typical house, with time for the loft where it can be reached. A survey in Lewes needs access inside and out, including the loft hatch and any rooms with damp. If there’s a side gate or a rear garden, let us know how to reach it. Visits can be on weekdays, Saturdays or Sundays.
- After your offer is agreed, you book and share your timetable.
- Access to the house and the loft space is agreed ahead of time.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- The report is emailed with photos and recommendations, ready to use before exchange.
Before we arrive
- Tell us about parking before the day
- Gather any invoices or paperwork from past roof work
- If you’re buying, check with the agent that we can get in
