Need a pre-purchase roof survey in Chuck Hatch?

Chuck Hatch: your questions answered

Do you cover Chuck Hatch?

Yes, Chuck Hatch is within the area we cover. We survey roofs across London and South East England. Just ring 07833 053749 or use the contact form and tell us about the property, and we will talk through which survey suits.

Do you cover smaller places like Chuck Hatch?

Yes. Chuck Hatch is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you need access inside the house?

Where possible, yes. The loft tells us a lot about the roof, and views from upper windows help too. The agent or seller can arrange entry.

What if it rains on the day?

Light rain does not typically stop a survey. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we’ll arrange another day with you.

Do you test for asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, such as cement sheets or soffits on pre-2000 buildings.

Do you survey roofs on blocks of flats?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Mention it when you get in touch and we’ll plan the survey around it.

How do I arrange a pre-purchase roof survey in Chuck Hatch?

The quickest way is to ring 07833 053749 or email us. Give us the address and some details about the roof, and we’ll take it from there. We survey seven days a week.

About our pre-purchase roof survey in Chuck Hatch

With a written roof report, you can go back to the seller or agent with specifics. You might ask about past repairs, ask for work to be done before completion or think again about your offer. We can’t say how a seller will respond, but you will be negotiating from a clear picture rather than a hunch. It can also help you decide whether the purchase is still right for you. Typical surveys look at old water stains in the roof space and ponding, blisters or splits on a flat roof, across natural slate, clay and concrete tiles and gutters and downpipes.

Somewhere as small as Chuck Hatch, older cottages, farmhouses and converted buildings frequently sit beside a few newer homes. Village roofs can be clay tile, slate, stone or even thatch on some older buildings. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. What’s under the coverings, from old felt to the battens and nails, matters too.

Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Different roofs, different checks

Flat roofs

A flat roof that has been coated over several times may hide problems underneath. We record what we can see and say where a closer look is needed.

Gutters and parapets

Parapet and box gutters are hidden behind walls and can overflow inside. Where we can see them safely, we check the linings and outlets.

Can I check my roof myself?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

For landlords and managing agents

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Tell us about it when booking and we’ll plan the survey around it.

A roof problem in a let property affects your tenants as well as the building. A survey helps you spot issues early and plan the work.

What we do, step by step

It’s useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. That way we can focus on what matters to you. The visit typically takes an hour or two at a typical house, with time for the loft where it can be reached. Somewhere as small as Chuck Hatch, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You get in touch after your offer is agreed, with the address and your target exchange date.
  2. We agree a time and how we’ll get in, including the loft.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. We check and photograph the slates or tiles, ridges, valleys, flashings, chimneys and gutters.
  5. We email a report with photos and recommendations, ready for you to use before exchange.

Before we arrive

  • Keep pets inside or away from the areas we’re looking at
  • Make a note of anything you’d like us to look at
  • Point out any leaks or damp patches

What a pre-purchase roof survey does not cover

It’s a careful look at the roof, not the whole story. Its limits include:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • Whether the price should change, which is between you and the seller
  • The condition of the rest of the house (that is a RICS home survey)

If in doubt, phone 07833 053749 or drop us an email and we’ll suggest the right survey. What a survey covers and does not.

Pre-purchase roof surveys in Chuck Hatch: local notes

If your survey includes the drone, the flight is checked against the Drone Safety Map first. Many older homes in Sussex have handmade clay tiles and tile-hung walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

If you own a rental within reach of Ashurst Kent station, the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

What we’re asked to look at in Chuck Hatch

Gutter problems often look minor from the street. Overflowing water soaks walls and can rot the timber behind. Valley and parapet gutters can overflow inside the house. We check them as part of the survey.

Problems we come across often include:

  • Flashings that have lifted or split
  • Roof slopes that look uneven or sagging
  • Damp timbers or stains in the loft
  • Bitumen or mortar used in place of proper repairs

Historic houses like Bassetts Manor, about 2.9 miles north, show how far back building around Chuck Hatch goes. Buying a period property here means asking about the roof’s age and repairs, and about any listing or conservation area.
