What a survey costs

Prices always include VAT. What changes the price is:

  • How big the roof is
  • How complicated the roof is, with its valleys, chimneys and parapets
  • Height and safe access
  • The type of building, from a house to a block or an office

Prices start from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and the package you choose.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it is useful to mention:

  • Whether there’s a loft hatch, a shared roof or tricky access
  • Pictures from the garden or a window, if you have them
  • Where any leaks, stains or damp patches show inside
  • The property’s address and postcode

A quick phone call is normally the easiest start: phone 07833 053749 or use the contact form. The price is agreed before a date is set.

Roof leak investigation in Mountfield

On older houses, leaks often start at lead work and hidden gutters. Lead flashings crack or lift, valley linings wear and parapet gutters overflow when outlets block. A central valley gutter on a butterfly roof frequently turns out to be the source. Parapet walls and their gutters are looked at from wherever it is safe. Our report shows what we found, with photos. Typical surveys look at damp on a chimney breast and ceiling stains that grow after rain, on lead flashings, valleys and parapet gutters and slate and tile slopes.

For a small place like Mountfield, the inspection is the same as anywhere: the journey and access are just planned in advance. It helps to know where the water appears, in what weather, and what you’ve seen outside, plus any earlier repairs. Photographs of the stain and of the roof from outside are helpful too.

The report is written in plain words, so you don’t need to be a roofer to follow it. Photographs show what each point refers to.

What we do, step by step

Every roof is different; as a rough guide, the survey takes between one and two hours on an ordinary house, or half a day or so for a commercial building. You are welcome to ask questions while we’re there. Older roofs in small places like Mountfield can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You get in touch with details of the leak and any photos.
  2. The visit starts indoors, at the stain and in the loft.
  3. Likely entry points outside are checked, from flashings and valleys to gutters and outlets.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. We email a report with photos, the likely entry point and recommendations.

Preparing for the visit

  • Move anything stored under the loft hatch
  • Show us where any leaks or stains appear
  • Unlock side gates and any roof access doors

Common roof problems in Mountfield

Flat roofs fail with age and wear. Felt often lasts around 15 to 20 years, and as it ages it splits, blisters and opens at the laps. Upstands and outlets are common weak points.

Here are some of the things we see frequently:

  • Leaks at a dormer or roof window
  • Drips from nail tips in a cold loft
  • Brown rings on upstairs ceilings
  • Leaks that appear only in driving rain

The streets around a church such as The Parish Church of All Saints are frequently among the oldest in a place, and if your home is one of the older ones nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Before you book anyone

  • What the report includes, and whether it has photographs
  • Whether any drone flown is registered with the CAA
  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Will they check the loft as well as the outside?

What a roof survey includes

Useful tips for Mountfield property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Move stored items away from the hatch
  • Protect furniture and flooring under the leak
  • Let us know if there are tanks or pipes in the loft
  • Mention earlier attempts to fix the leak

If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Many leaks start with a blocked outlet. Leave the clearing to someone with the right equipment.

Common questions in Mountfield

Do you cover Mountfield?

Yes, Mountfield is within the area we cover. We cover the whole of London and South East England. Just ring 07833 053749 or use the contact form and let us know about the property.

Is Mountfield within the area you cover?

Yes, Mountfield is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you look in the loft space?

If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.

What does a roof survey cost?

Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Do you use drones?

Where it is applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access.

How long will you be at the property?

It typically takes roughly 1–2 hours for most houses, with bigger or more complicated roofs taking longer. Report times depend on the package.

What you can safely check yourself

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from the ground or a window. Water spilling over the edge can point to a blockage or a sagging run.

Leaks and storm damage in Mountfield

Durhamford Manor, about 2 miles east, is one of the historic houses in the wider area around Mountfield. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. A few old Sussex buildings still carry heavy Horsham stone slabs, and the county’s older buildings include oast houses and Wealden hall houses. The covering and its details give the first clues when tracing where water is coming from.

If you let a flat or house near Robertsbridge station, a tenant living with a leak needs the cause found, not just the stain painted over. Anyone responsible for a site like Vinehall School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.
