Roof leak investigation in Eastbourne: what you get
Some leaks only appear in certain weather. Wind-driven rain, an overflowing gutter or snow melt may be what triggers it. Notes on when it leaks, and what the weather was doing, help us and so do photos. We look for the clues it leaves behind, such as tide marks, stained timbers and damp underlay. Moisture detection shows which materials are still damp. Typical surveys look at leaks that appear only in driving rain and drips from nail tips in a cold loft, across lead flashings, slate and tile slopes and flat roof details.
Storms tend to hit many roofs in an area at once. A written record with photographs helps you explain what’s happened, whether to an insurer, a landlord or a roofer. We report what we find; we can’t say whether a claim will be paid. Insurers usually exclude wear and tear, so telling old damage from new matters.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

Eastbourne: your questions answered
Do you cover Eastbourne?
Yes, Eastbourne is one of the places we work. Every survey there gets the same written report with photographs.
Is the coastal weather around Eastbourne hard on roofs?
Frequently, yes. Eastbourne is within about 1 mile of the sea, and coastal roofs tend to see faster wear on metal parts and more wind lifting loose pieces.
Will you walk on the roof?
Only where it is safe to do so. We inspect whatever is safely visible: from the ground, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where it applies. Anything we can’t see is noted in the report.
Does someone need to be in?
That depends on the survey. For inside areas and the loft space, someone has to give us access.
Will I get photos?
Yes. Photographs are part of every report.
Can you tell me if my roof has asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Why does not the damp patch line up with the hole?
Water rarely drops straight down. It runs along rafters, battens or underlay before it drips, so the stain may be some distance from where it gets in. We follow the route back instead of guessing.

What we do, step by step
The visit usually starts outside and finishes in the loft: outside views come first, then the roof space if there’s safe access. In total, it takes between one and two hours for most houses, and more on a big or complicated roof. In a place the size of Eastbourne, the building you want surveyed may be a house, a flat above a shop or a whole block. Let us know which it is and who controls access, so the right access is in place on the day.
- You tell us where the water shows and when it appears.
- We look at the stain, the ceiling and the loft above it.
- Outside, we check every likely route in.
- Where it helps, we take moisture readings and use thermal imaging.
- You receive a written report with photos showing the likely source and what needs attention.
Before we arrive
- Keep pets out of the way during the survey
- Make sure we can get to the back of the property
- Note where any stains or damp appear

Advice
Tips that help
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Move stored items away from the hatch
- Write down the wind direction and rain when it leaks
- Take dated photos of the leak
- Let us know what has already been tried
Keep the report after the work is done. If water appears again, it shows what was found before, which makes the next step quicker.
Plan a roof survey every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.
What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- An intermittent leak that shows no trace on the day
- Faults hidden behind ceilings or boarding
- Leaks from plumbing, tanks or pipework rather than the roof
If you are not sure which survey you need, ring 07833 053749 or email us and we will give you a straight answer. The full list of what we check.

Common roof problems in Eastbourne
A gutter that overflows can soak a wall and mark the ceiling inside. Hidden gutters behind parapets cause the most trouble, because when they block, water backs up and runs inside.
Problems we come across frequently include:
- Brown rings on upstairs ceilings
- Water that shows only in certain storms
- Staining where a gutter or parapet meets the wall
- Damp on a chimney breast
Living close to Princes Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

What affects the cost of roof leak investigations
Every roof is different, so prices are confirmed before you book. These are the things that affect it:
- The type of building, from a house to a block or an office
- How tall the building is and how easy the roof is to see
- How big the roof is
- Extensions, dormers and garages with roofs of their own
Our price is from £150, including VAT. What you pay depends on the size and height of the roof, access and the package you choose.
Helping us price your survey
To price your survey accurately, we’ll ask about:
- Access details, like a loft hatch or a shared roof
- What’s prompted the survey
- Where any leaks, stains or damp patches show inside
- The style of property, from a terrace to a block
To book a survey, call 07833 053749 or send us an email and let us know the address and what’s prompted the survey. You will know the price before anything is booked.
Roof leak investigations around Eastbourne
Eastbourne lies within about 1 mile of the sea, where sea air brings more salt and stronger wind than inland. In a coastal gale, rain is driven sideways into laps, verges and flashings, while salt slowly corrodes metal fixings and flashings. There are about 500,000 buildings on England’s list of listed buildings, and around 10,000 conservation areas. If your home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission, so the council is the place to ask.
Take a building like Stafford Junior School: on a building that size, finding the source of a drip means looking well beyond the stain. If you own a rental within reach of Hampden Park station, a clear finding on where water gets in helps you brief a roofer right away.

Local landmarks in Eastbourne
Typical jobs here are in homes near Princes Park, Ratton School and The King's Arms Public House. The nearest railway station is Hampden Park station, roughly 0.7 miles north-west. Nearby you will also find Pevensey Castle (3 miles north-east) and Royal Sussex Regimental Museum (1 mile south-east). For a walk, there is Combe Hill.
What happens if roof problems are left?
Water and electrics don’t mix. Keep away from any fitting that water is reaching. Finding where the water is getting in should follow straight away. For a shop, office or block in Eastbourne, a roof leak can mean closed rooms, damaged stock or unhappy residents. It’s easier to plan work than to react to it.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.
