What a roof leak investigation does not cover

We only report everything that’s safely in view on the day, so there are some things a survey cannot cover:

  • Water from pipes, tanks or heating systems
  • A structural engineer’s report
  • Leaks that only appear in weather we cannot recreate

If in doubt, call 07833 053749 or drop us an email and we’ll suggest the right survey. What our survey covers.

About our roof leak investigation in Old Town

We investigate roof leaks in Old Town and across London and the South East. We visit on weekdays and at weekends. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a report with photographs and recommendations. If water is coming in now, catch it in a bucket and keep it away from lights and sockets, and then phone 07833 053749 or email us to arrange a visit. If you’ve noticed water coming in around a roof light or dormer and water that shows only in certain storms, a survey will tell you what’s going on, whatever the roof.

In a smaller place like Old Town, some roofs face open ground, so wind and driving rain find any weakness in ridges, verges and flashings. If a leak shows only when the wind is in a certain direction, that is a useful clue. Tell us when it happens when you contact us. The gutters on the most exposed side can overflow too.

If any part of the leaking roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t, and what we’d suggest next.

The survey, step by step

When we arrive, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can be seen safely, from the ground, from windows, in the loft space and by drone where it applies. Most surveys take about 1–2 hours, more where the leak is intermittent or the roof is large. Some parts of a survey depend on the weather, so a visit to Old Town is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.

  1. We start with your notes and photos of the leak.
  2. Inside, we check the stain and the ceiling around it.
  3. From the loft space, we trace the water’s route where there is safe access.
  4. We inspect the likely entry points outside, from the ground, windows and the roof where safe.
  5. We email a written report showing where the water most likely gets in.

Why act early in Old Town

Wet insulation does not insulate well. A slow leak can soak it for months before a stain appears. The sooner the cause is found, the less needs replacing. Arranging work in a smaller place like Old Town is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

When to book a survey in Old Town

A chimney stack has lots of places for rain to get in. Eroded pointing, cracked flaunching, failed flashings and open pots can all be responsible. It can show up on the chimney breast, nearby ceilings or in the loft space.

A survey can pick up problems such as:

  • Wet patches high on an inside wall
  • Drips from nail tips in a cold loft
  • Water through the ceiling under a flat roof
  • Leaks at a dormer or roof window

For an older house near a landmark such as Church of St Mary, water on an older roof tends to find its way in at the lead, the valleys or the chimney.

Choosing a roof surveyor

  • How they’ll see the roof: from ground level, the loft, the roof or by drone
  • Whether the price includes VAT
  • What’s outside the scope of the survey
  • Whether they hold professional indemnity and public liability insurance

What a roof survey includes

Surveys for landlords and agents in Old Town

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you contact us and we will plan the visit with that in mind.

Questions from Old Town

Does a conservation area affect roof work in Old Town?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Do you cover smaller places like Old Town?

Yes, we do. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

Is there anything I need to do ahead of the visit?

Note when the leak appears and what the weather was doing, and take photos. Clear access to the loft. Keep away from any light or socket that water is reaching.

Will I get photos?

Yes. Photos are taken throughout the survey, and the report uses them to show each finding.

Do you need to get into the loft?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

Can a leak be traced on a dry day?

Usually, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

What’s the best way to book?

Just ring 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

What a roof leak investigation looks like in Old Town

Old Town is within about 2 miles of the coast, so there’s more wind and more salt in the air than further inland. Strong wind lifts anything already loose, and driving rain gets in wherever it can, and salt air slowly wears metal fixings. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Different coverings let water in at different points, which shapes where the search starts.

If you live near a park such as Gildrege Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. A roof leak in a hotel or guest house around Old Town means lost rooms as well as repairs, so it is worth knowing the roof’s condition.
