Roof leak investigation in Hampden Park

On a flat roof, water can travel a long way under the covering. Common causes are splits and blisters, tired upstands and outlets that don’t drain. Standing water puts extra pressure on every weak point. We check both the covering and the room underneath. Flat roofs over extensions, garages and dormers are frequent sources of leaks. Felt often lasts around 15 to 20 years, so age is part of the picture. We survey valleys and parapet gutters, chimney stacks and flat roof details, and people most often book us about damp patches next to the stack and wet patches high on an inside wall.

In a smaller place like Hampden Park, some roofs face open ground, so wind and driving rain find any weakness in ridges, verges and flashings. A leak that only appears in certain weather often points to an exposed detail. Let us know when it happens when you contact us. Gutters and downpipes on the exposed side are worth a look as well.

The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what isn’t.

Different roofs, different checks

Flat roof upstands and outlets

Upstands seal the edge of a flat roof where it meets a wall. If it’s too low, cracked or poorly dressed, water gets behind it.

Lead flashings

Water from a failed flashing can travel down the wall or along a rafter. We check every flashing that could feed the stain.

What happens on the day

A survey visit follows a simple order: we hear what you’ve seen, look at the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes about 1–2 hours for most houses, while a commercial roof takes nearer three to four hours. For a survey in Hampden Park, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. The investigation works from the stain back to the roof.
  4. Moisture detection and thermal imaging are used where your package includes them and they help.
  5. You get photos, the likely cause and clear recommendations.

Before the survey

  • Note where any stains or damp appear
  • Make a note of anything you’d like us to look at
  • For a flat or shared roof, check access with the freeholder or managing agent

Advice

Leaks and storm damage in Hampden Park

Hampden Park lies within about 2 miles of the sea, and places near the sea get more salt in the air and more wind than inland. Driving rain off the sea can be pushed into gaps that stay dry in calmer weather, and salt air slowly wears metal fixings. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. The covering and its details give the first clues when tracing where water is coming from.

If your house is among the older ones in the streets near St Mary's Church, old mortar, worn lead and slipped slates are the usual suspects when water gets in. If you live near a park such as Princes Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. Landlords with a home close to Hampden Park station may find that a clear finding on where water gets in helps you brief a roofer right away.

FAQs for Hampden Park

Will you come out to Hampden Park?

Yes, Hampden Park is covered. Our area covers London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.

Does a conservation area affect roof work in Hampden Park?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What’s the best way to book?

Simply call 07833 053749 or use the contact form with the address. We’ll ask a few questions, confirm the price and agree a date.

What does a roof survey cost?

Prices start from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Are you structural engineers?

No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. We will recommend an engineer if we see signs that call for one.

Will I get photos?

Yes. Photographs are taken throughout the survey, and the report uses them to show each finding alongside our recommendations.

Will you go up on the roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

What you can safely check yourself

Your own check is a good start, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Practical tips

Over many surveys, some simple habits stand out:

  • Mention earlier attempts to fix the leak
  • Don’t touch fittings that water is reaching
  • Take dated photos of the leak
  • Protect furniture and flooring under the leak

Where we find more than one possible route, we say which is most likely and why. We say which items need prompt attention.

Keep gutters, valleys and outlets clear, particularly in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, so a survey has limits:

  • Putting the leak right
  • Leaks that only appear in weather we cannot recreate
  • Defects hidden under coverings or inside walls without opening up

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you. What our survey covers.
