Pre-purchase roof surveys in Salehurst

About our pre-purchase roof survey in Salehurst

A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We cannot say how a seller will respond, but you will be asking from facts rather than guesses. It can also help you decide whether the purchase is still right for you. We survey natural slate, clay and concrete tiles and the roof space, and the problems we are asked to look at most are damp timbers or stains in the loft and blocked or leaking gutters.

For a small place like Salehurst, the visit is planned like any other: the journey, parking and access are simply agreed beforehand. If there are outbuildings with roofs you want checked, mention them when you book, so the visit can be planned around them. Buyers and owners of new roofs get the same approach as anywhere. Visits can be booked on weekdays and at weekends.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Common questions in Salehurst

How do I find out if my home in Salehurst is listed?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Salehurst within the area you cover?

Yes, we do. We survey roofs across London and South East England, and smaller places are part of that. Longer journeys are simply planned ahead of time.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Will the roof report help me negotiate with the seller?

Yes. You might ask for work to be done, ask questions or ask for a change to the price. What the seller agrees to is their decision.

How soon is the report ready?

Premium reports arrive the same day, Standard reports within 24 to 48 hours and Basic within 48 hours. Reports are emailed with photos included.

How long does a pre-purchase roof survey take?

Allow roughly 1–2 hours at most homes, though large, tall or awkward roofs take more time. We will confirm what to expect when we arrange the visit.

What affects the price in Salehurst

The price reflects the time and kit the roof needs. That comes down to:

  • The package you choose: Basic, Standard or Premium
  • Extensions, dormers and garages with roofs of their own
  • The size of the roof
  • How complicated the roof is, with its valleys, chimneys and parapets

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We’ll tell you which package suits the questions you have.

Helping us price your survey

We will normally ask about:

  • When you need the report by
  • Where the property is, with the postcode
  • What’s prompted the survey
  • The kind of building and roof involved

Our phone lines are open seven days a week, including Saturdays and Sundays. To book or ask a question, ring 07833 053749 or email us.

Pre-purchase roof surveys around Salehurst

In Sussex, older roofs are frequently handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Whether you are buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds. Durhamford Manor, about 3.7 miles south, is one of the historic houses in the wider area around Salehurst. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.

If you own one of the older houses in the streets near The Parish Church of St Mary, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

What we are asked to look at in Salehurst

A chimney stack stands out in the wind and rain and they’re frequently the least maintained part of a roof. Mortar erodes, the flaunching around the pots cracks and the flashings work loose. On terraced and semi-detached homes, a stack may be shared with next door, which matters if work is needed.

These are some of the problems a survey can pick up:

  • Standing water on a flat extension roof
  • Old water stains in the roof space
  • Lead that has worked loose at a wall or chimney
  • A ridge or slope that dips

If you let a flat or house near Robertsbridge station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.

What’s in a roof survey

Tips from our surveys

Small things make a difference. Our tips:

  • Look for fresh paint on upstairs ceilings at viewings
  • Ask the agent to check the loft hatch can be opened
  • Give your solicitor a copy of the report
  • Find out whether the roof has been replaced or patched

After you move in, keep the report somewhere safe. Deal with the urgent items first, and use the photos as a record of how the roof looked when you bought. Premium comes with a follow-up after 12 months to see how things have changed.

Keep the loft ventilated. Poor ventilation lets condensation build up, wetting timbers and insulation. Keep insulation clear of eaves vents so air can move.

What we can’t see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • The condition of the rest of the house (that is a RICS home survey)
  • Confirmation of asbestos in cement sheets or soffits
  • Defects hidden under coverings or inside walls without opening up

If in doubt, ring 07833 053749 or use the contact form and we’ll suggest the right survey before booking. What a survey covers and does not.

What we check

  • Gutters and downpipes
  • Clay and concrete tiles
  • Natural slate
  • The roof space
  • Flat-roofed extensions and dormers
  • Chimney stacks
  • Lead flashings and valleys

The survey, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. All told, expect about 1–2 hours at a typical home, and about three to four hours for a commercial roof. Cottages and farmhouses around Salehurst often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You book once your offer is accepted and let us know the address and your timetable.
  2. We arrange access with you, the agent or the seller.
  3. The roof is inspected from every safe vantage point, inside and out.
  4. Coverings, ridges, valleys, flashings, chimneys and gutters are checked and photographed.
  5. Your report arrives by email, with photos and recommendations prioritised by urgency.

Before the survey

  • If you’re buying, let the agent know when we are coming
  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building

Why act early in Salehurst

Sellers are not always aware of roof problems. The forms they complete only show what they’re aware of. Our survey shows you the roof as it is today, whatever anyone remembers. In a small place like Salehurst, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. The price is confirmed before you book.
