Roof survey in Hastings
We inspect everything that’s safely in view: from ground level, from windows, from the roof space and from the roof where conditions allow. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. You don’t need to do anything except give us access. Everything we see is photographed for the report. We survey the roof space, flat roofs and ridges, hips and valleys, and common reasons people get in touch are gutters that overflow in heavy rain and slates or tiles that have slipped or broken.
In a place the size of Hastings, street trees and gardens shed leaves into gutters every autumn, and once a gutter blocks, water spills down the wall. Valley and parapet gutters can overflow inside the building. It is one reason a roof is worth looking at as a whole, not just the obvious problem. Late autumn, once the leaves are down, is a sensible time to check gutters and outlets.
If any part of the roof couldn’t be seen safely, we say so in the report. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Leave it or get it looked at?
Roof faults rarely stay the same size. A single gap lets water onto the timbers underneath, and damp timber slowly weakens. Catching it early means less to put right. In flats, shops and offices in Hastings, a roof leak can reach more than one floor before it shows, soaking insulation, ceilings and whatever is below. The earlier the cause is found, the smaller the job.
Prices quoted always include VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

How the survey changes by roof type
Chimney stacks
We look at the stack itself, and it isn’t a flue or gas safety check. We will tell you if the flue needs a specialist.
Flat roof coverings
Ponding, blistering, splits and cracked surfaces are the common warning signs. We also look at the edges, upstands and outlets.
Roofs, chimneys and gutters in Hastings
Hastings lies within about 2 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in strong wind or a downpour. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.
Landlords with a home close to St Leonards Warrior Square station may find that a dated record of the roof is useful when planning maintenance across a let. Anyone responsible for a site like St Paul's Church of England Academy will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live in an older home near St Luke's Church, old fixings, lead flashings and tall chimneys are typical of older roofs.

Every survey has limits, and it is better to know them up front. Bear these in mind:
- An exact number of years the roof has left
- A full building survey of the property
- Whether the roof structure meets design loads

How it works
On the day, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from the ground, from windows, in the loft space and by drone where it applies. The survey normally takes between one and two hours for a house, though large, tall or awkward roofs take more time. Where a building in Hastings has a manager or access rules, those are sorted out before the day. At home, it’s useful to clear a route to the loft and point out any stains or leaks. The written report follows, with photos.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe viewpoint outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Before the survey
- Tell us about parking before the day
- If you are buying, check with the agent that we can get in
- Make sure we can get to the back of the property
Getting a price
Booking is simple: just ring 07833 053749 or drop us an email and give us a few details about the property and we’ll suggest the right survey. We confirm the price before anything is booked.
Advice
FAQs for Hastings
Do roofs near the sea, like those around Hastings, take more of a battering?
Yes, coastal weather is harder on roofs: there’s more wind, and more salt in the air. Exposed details such as ridges, verges, flashings and metal fixings are the ones to watch, and Hastings is within about 2 miles of the coast.
Can a landlord with a rental near St Leonards Warrior Square station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do you give a life expectancy for the roof?
We do not give a number of years. The report explains the condition of each part and the signs of wear, with recommendations ranked by urgency.
How soon is the report ready?
Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Photos are included.
Do you cover Hastings?
Yes. Our area covers London and South East England, and that includes Hastings.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. We can only look at neighbouring roofs as far as access allows. Shared chimneys and party-wall upstands are checked from your side.
Can you survey at the weekend?
Visits run seven days a week in the daytime. Just say which days work for you.

Tips that help
There is plenty you can do without going near the roof. What helps most:
- File the report with your home documents
- Make sure we can open the loft hatch
- Leave roof access to professionals
- Let us know about past leaks
Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. It’s a chance to ask questions about anything in the report.
Have the roof surveyed every few years, and after major storms. Regular checks catch problems while they’re small. Compare each report with the last.
