Heathfield questions
Do you cover Heathfield?
Yes. We cover the whole of London and South East England, and Heathfield is part of that. You can phone 07833 053749 or use the contact form with the address and some details, and we will talk through which survey suits.
Is Heathfield within the area you cover?
Yes, Heathfield is on our map. A small place gets exactly the same survey as a big one.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
I live in a flat. Can you survey the roof?
Yes, once access has been agreed. Roofs over flats are frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Do you look in the roof space?
If it’s needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Roof survey in Heathfield
Our roof surveys cover Heathfield and the wider South East. We carry out surveys on weekdays and at weekends. We are insured for professional indemnity and public liability. Each survey ends with a written report, emailed with photographs and recommendations. Whether it is a house, a flat or a commercial building, the process is the same. To arrange a survey, ring 07833 053749 or use the contact form. We are often asked to look into crumbling chimney pointing or cracked flaunching and gaps in the roof where coverings have gone, on lead flashings, clay and concrete tiles and ridges, hips and valleys.
Trees around homes in smaller places like Heathfield drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from ground level.
How fast the report arrives depends on the package: the Basic Survey within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey on the same day.

Different roofs, different checks
Flat roof coverings
Repeated coatings can hide what’s underneath. If the covering would need opening up to know more, we say so.
Natural slate
Many Victorian and Edwardian houses have slate roofs. Where several slates have slipped, the cause is often nail fatigue, and we say how widespread it looks.
Tips that help
Most of what helps is simple and safe from ground level. Our suggestions:
- Hold on to the report for future surveys
- Let us know about past leaks
- Leave roof access to professionals
- Include dormers, porches and garages as you book
Standard includes a follow-up consultation to talk the findings through, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.
Keep gutters, valleys and outlets clear of leaves and moss, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

Roof surveys around Heathfield
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. Re-roofing in different materials may need permission there. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.
For an older house near a landmark such as St Richards Church, its roof may have old fixings, lead flashings and chimneys that need a closer look. Anyone responsible for a site like Parkside Community Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Honest limits
To be straight with you, a roof survey has limits:
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
- A full building survey of the property
- A structural engineer’s report
If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. The full list of what we check.

For landlords and managing agents
A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work around your tenants.
Letting agents often book on a landlord’s behalf. Access is agreed with the tenant ahead of time.
What a survey costs
We confirm the exact price before you book. This is what makes a difference:
- The shape of the roof and its details
- How big the roof is
- The use of thermal imaging or a drone
- Whether you choose the Basic, Standard or Premium Survey
Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.
What we need to know
Before you get in touch, it helps to have:
- Any marks or damp showing indoors
- Where the property is, with the postcode
- The type of building and roof, such as pitched or flat
- Any deadline, like an exchange date
Once you know what you need, phone 07833 053749 or use the contact form. We will suggest a package, agree the price and find a date, weekday or weekend.
How the survey works
On the day, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely, using the ground, windows, the loft and a drone where applicable. Most surveys take about one to two hours for a house, and about three to four hours for a commercial roof. Homes around Heathfield often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we can’t get to. The loft, where there’s safe access, completes the picture.
- We start with the property details and any concerns.
- A visit is booked for a weekday, Saturday or Sunday.
- We check the roof from every safe vantage point outside.
- We then look in the loft for damp, staining and the condition of the underlay.
- You receive the report with photos and recommendations, prioritised by urgency.
Getting ready for the survey
- Leave side gates unlocked
- Have any questions written down, so nothing gets missed
- Mention any parking restrictions on your street
