FAQs for Heathfield

Do you carry out roof surveys in Heathfield?

Yes, Heathfield is within the area we cover. We work right across London and the South East. Just ring 07833 053749 or email us and let us know about the property.

Is my home in Heathfield listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you cover flat roofs on blocks of flats?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

What types of flat roof do you survey?

We survey felt and built-up roofs, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply PVC and TPO. If you don’t know what your roof is, we will identify it on the day.

Does the report include photos?

Yes. We photograph the roof as we go, and they go into the written report.

Will you walk on the flat roof?

We inspect from wherever is safe: on the roof where it’s safe, and from windows, nearby vantage points and inside. Fragile rooflights and fragile sheets are never walked on.

Flat roof survey in Heathfield: what you get

Water through a flat roof does not always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, with photos of anything that could be letting water in. Whoever carries out the work then has a clear starting point. If you’re worried about raised blisters across the surface and damaged trims at the roof edge, we can find out what’s behind it.

Outbuildings, garden rooms and garages in places like Heathfield often have flat roofs of their own. They’re easy to forget, but water through a garage roof can spoil whatever is stored inside. If you want them looked at too, mention them when you book. Felt, rubber and GRP coverings on garages and outbuildings age in just the same way as the main roof’s.

The report works through the roof section by section, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

What a flat roof survey looks like in Heathfield

Older houses across Sussex frequently have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

The streets around a church like St Richards Church are frequently among the oldest in a place, and if you own one of the older houses nearby, the flat roofs on later extensions tend to wear out long before the main roof.

When to book a survey in Heathfield

People go onto flat roofs for all sorts of reasons: to clean windows, fit aerials or air conditioning units, or reach a gutter. A covering that wasn’t designed for foot traffic can crack or puncture. New brackets and fixings through the roof are another common source of leaks.

Here are some of the things we see often:

  • Dips that suggest the deck is deflecting
  • Outlets choked with leaves and silt
  • Blistering in felt or asphalt
  • Damaged trims at the roof edge

Anyone responsible for a site like Parkside Community Primary School will know that schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

Choosing a roof surveyor

  • How much experience they have with roofs like yours
  • Their report turnaround times
  • Whether the loft is part of the inspection
  • What follow-up you get after the report

What a roof survey includes

How the survey works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can be seen safely, from ground level, from windows, in the roof space and by drone where applicable. Most surveys take an hour or two for most houses, rising to roughly 3–4 hours on a commercial building. Parking around Heathfield is normally easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest, while taller roofs may need other vantage points or the drone where it applies.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from the ground, from windows and from the roof where it’s safe to do so.
  3. Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. You get a report with photographs and our recommendations.

Why get it checked now?

Most flat roofs are out of sight, so they’re easy to forget. Owners frequently learn the roof is at the end of its life only when it leaks. A survey every few years stops that from catching you out. In an older home around Heathfield, water from a roof defect can get into timber and plaster, and that’s a much bigger job than the original defect.

A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. The price is always agreed first.

When you need someone else

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • Testing older roof sheets for asbestos
  • Whether the deck or joists are strong enough

If you’re not sure which survey you need, call 07833 053749 or email us and we’ll give you a straight answer before you book. What a survey covers and does not.

What we look at

  • Upstands and outlets
  • EPDM rubber
  • GRP fibreglass
  • Single-ply membranes
  • Mastic asphalt
  • Felt flat roofs

Different roofs, different checks

GRP fibreglass

A well-laid GRP roof often lasts up to about 30 years. Cracking where boards meet or where the deck moves is a common early sign of trouble.

Rooflights and upstands

We do not walk on rooflights or fragile sheeting, and we treat older rooflights as fragile. We view them from safe positions and photograph what we see.

Should I look at the roof myself first?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.
