Independent thermal roof surveys in Heathfield

How a thermal roof survey works in Heathfield

Flat roofs over extensions, garages, flats and commercial buildings are where thermal imaging often helps most. It can show patterns that point to trapped moisture under the membrane. Pitched roofs with slates or tiles are frequently harder to read, because of the air space beneath, so we also look from the loft where we can reach it safely. We survey ceilings below the roof, flat roofs and pitched roof slopes, and the problems we are asked to look at most are cold spots on ceilings under the roof and gaps in loft insulation.

In smaller places like Heathfield, many homes are bungalows and houses with roofs you can partly see from the ground. The parts you cannot see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. The forecast decides the day, as calm, dry conditions suit both. Even so, a close-up image often shows wear on ridges and flashings that a view from ground level misses.

The report records the roof as we found it on the day. That makes it useful now and a handy reference later, such as when you want to compare after future work.

FAQs for Heathfield

Do you cover Heathfield?

Yes, Heathfield is one of the places we work. Every survey there gets the same written report with photos, and visits run on weekdays and weekends.

Is my home in Heathfield listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

What’s in the report?

It works through the roof part by part, in writing and with photos. Points are put by urgency where it matters.

Which survey includes thermal imaging?

It’s part of the Premium Survey, from £400. An in-person consultation and a follow-up 12 months later are included too. Larger commercial roofs are quoted for their size.

Is thermal imaging useful on pitched roofs?

It can show heat loss and some damp, but it has more limits there. We explain what the images can and cannot tell you, and we check them with a visual inspection and moisture readings.

Do you use drones?

Yes, where it is applicable. We hold a CAA Flyer ID and Operator ID and fly a drone under 250g, and the airspace and weather are checked before every flight.

How do I arrange a thermal roof survey in Heathfield?

Just call 07833 053749 or drop us an email with the address. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.

What affects the cost of thermal roof surveys

Several things affect the price of a survey:

  • Roof area
  • Extensions, dormers and garages with roofs of their own
  • If the survey needs thermal imaging or a drone
  • Basic, Standard or Premium

Every price we give includes VAT, and the written report is part of the package. Our price is from £400, including VAT. Where your roof sits in the range depends on its size, height and access.

What we need to know

You do not need to know any roofing terms. Just tell us:

  • Any photos you have, taken from ground level or a window
  • Why you want a survey: buying, a leak, a storm or new work
  • The address and postcode of the property
  • Access details, like a loft hatch or a shared roof

Our phone lines are open seven days a week. To book or ask a question, ring 07833 053749 or use the contact form.

How the survey changes by roof type

Parapets, valleys and junctions

Parapet and valley gutters can overflow inside a building. We use the camera and moisture readings to help follow it.

GRP fibreglass roofs

Water can get through cracked GRP into the deck. We combine a visual check of cracks with the thermal images around them.

Why it’s worth a survey now in Heathfield

If a big flat roof may need replacing, knowing the wet areas first is useful. Images backed by moisture readings show where problems seem to be before you commit. With lower homes, common in places like Heathfield, there’s little between a roof defect and the ceiling, so a small leak can mark a ceiling within a few storms. Catching the cause first saves redecorating as well.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

What happens on the day

We do not take risks to get a closer look. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey usually takes about 1–2 hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. With a bit of garden around a house, as there often is around Heathfield, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is looked at where it can be reached safely.

  1. First we go over the roof, the problem you’ve noticed and the conditions forecast for the visit.
  2. We look at the roof from the ground, from windows and from the roof itself where it is safe.
  3. A thermal camera records how the surface temperature varies across the roof.
  4. Any patterns of interest are checked with moisture readings where we can reach them.
  5. The report sets out the images, what they suggest and what we recommend.

Preparing for the visit

  • Have any paperwork from past roof work to hand

What a thermal roof survey looks like in Heathfield

Before planning roof work on an older home, find out whether it’s listed or in a conservation area. Changes that affect a listed building’s special interest need listed building consent, and councils can also use Article 4 directions to control changes in conservation areas. Where the drone is part of the survey, the flight is checked against the Drone Safety Map first.

If you look after a building like Parkside Community Primary School, a view from above covers a wide roof far faster than walking it. If you live in an older home near St Richards Church, older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help.

Rented homes, blocks and businesses

Businesses and commercial landlords can book us too. Larger roofs take longer.

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Useful tips for Heathfield property owners

You don’t need to be a roofer to help. What helps most:

  • Check the loft can be reached safely
  • Note where damp appears and after what weather
  • Use the report as a baseline for later checks
  • Photograph damp patches with the date

After the visit, we put the thermal images, photos and moisture readings into one report. We explain what each image may mean, with our recommendations. With a Premium Survey, you get the report the same day.

Watch for new damp patches on ceilings beneath the roof. Catching a leak early stops insulation getting soaked.
