Flat roof surveys in Cross in Hand

Flat roof survey in Cross in Hand: what you get

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. Felt, asphalt, EPDM, GRP and single-ply PVC or TPO roofs are all part of the work. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you are worried about blocked or damaged outlets and splits, cracks and crazing, a survey will tell you what’s going on, on upstands and outlets, GRP fibreglass and EPDM rubber alike.

Some older homes in villages like Cross in Hand are listed or in a conservation area, and that can affect how an extension roof or dormer is re-covered. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Questions from Cross in Hand

Is Cross in Hand within the area you cover?

Yes. Cross in Hand is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Just mention lanes, gates or anything else about the route when booking.

Do you carry out roof surveys in Cross in Hand?

We do. Every survey there gets the same written report with photos.

Do I have to be there for the survey?

Not necessarily. If we only need the outside, we can agree that ahead of time, but anything inside needs someone there to give access.

How long will you be at the property?

It typically takes an hour or two for a small flat roof at home, and longer for a large commercial one. You will then get the report by email.

Do you check flat roofs for asbestos?

We don’t carry out asbestos surveys. Buildings built or refurbished before 2000 may contain asbestos, for instance in cement roof sheets. Anything that might contain it is flagged, so a specialist asbestos surveyor can check before work starts.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause cannot be seen, we’ll say so and suggest what would help.

Should I worry about standing water on my flat roof?

Ponding is worth looking into. It can point to blocked outlets, poor falls or a deck that is sagging, and it wears the covering faster. We record where it sits and the likely cause.

What affects the cost of flat roof surveys

To price your survey, we check:

  • The number of roofs, including extensions and garages
  • Commercial roofs and larger buildings
  • Chimneys, valleys, parapets and other details
  • Any need for thermal images or a drone flight

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, from £400 inc. VAT. We will tell you which package suits the questions you have.

Getting in touch

Getting the details right at the start saves time. It helps to include:

  • Where water is showing inside, if it is
  • Anything about access we should know
  • When you need the report by
  • The type of building and roof, such as pitched or flat

When you’re ready to go ahead, call 07833 053749 or email us. We will suggest a package, agree the price and find a date, weekday or weekend.

What happens on the day

You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. A typical survey takes about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Around Cross in Hand, older homes can have small or awkward roof spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. We photograph and record the outlets, upstands, trims and rooflights.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • If you’re buying, check with the agent that we can get in
  • For flats, check roof access has been agreed
  • Have keys ready for side gates, garages or roof access doors

Advice

Why it’s worth a survey now in Cross in Hand

Most flat roofs are out of sight, so they’re easy to forget. Many owners only find out a roof is worn out when water comes through. Regular surveys mean it won’t come as a surprise. Where a roof is exposed, as many are in small places like Cross in Hand, driving rain gets into any weakness, and older walls, once damp, take a long time to dry.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, with VAT included. Size, height and access can affect the price too.

Landlords, agents and block managers in Cross in Hand

Shared roofs need a little more planning: we need access agreed with whoever owns or manages the building. Tell us about it when you book and we will plan the visit with that in mind.

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.

Honest limits

Before you book, it is worth knowing what a survey won’t do:

  • Whether the deck or joists are strong enough
  • Whether old sheeting or boards contain asbestos
  • A promise that the roof will not leak in future

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before you book. What our survey covers.

Can I check my roof myself?

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Flat roofs in Cross in Hand

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so check with the council. Older houses across Sussex often have handmade clay tiles, and many have tile-hanging on their upper walls. Horsham stone slab roofs survive on some old Sussex buildings, alongside oast houses and timber-framed Wealden hall houses. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

If you own a rental within reach of Buxted station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near St Bartholomew, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings such as Cross-in-Hand Church of England Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.
