How a flat roof survey works in Waldron
A Basic Survey, from £150, covers a visual inspection, a condition report, photos and written recommendations. For moisture detection and a structural check, the Standard Survey starts from £250. Moisture readings are useful on flat roofs, where water can spread under the covering before it shows inside. Larger commercial roofs are quoted for their size. If you’ve noticed splits and cracks in the covering and gaps at upstands and abutments, we can find out what’s behind it.
In a village or hamlet like Waldron, flat roofs are normally on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when you book.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

Surveys for landlords and agents in Waldron

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it as you book and we will plan the visit with that in mind.
What we look for on each type of roof
Single-ply membranes
Single-ply relies on its welded laps staying sound. We check seams, corners and the joints around outlets and upstands.
GRP fibreglass
GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.
Why get it checked now?
A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. The report sets out what we found, so you can make that decision with a roofer. In a place like Waldron, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
The Premium Survey includes thermal imaging and drone inspection where it applies, which starts from £400, including VAT. We’ll tell you which package suits the questions you have.

How it works
We work from the outside in: outside views come first, then the roof space if there is safe access. In total, it takes about 1–2 hours for a small flat roof at home, and longer for a large commercial one. Cottages and farmhouses around Waldron often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely, and anything we cannot see is noted.
- First you give us the address, what the roof covers and any leaks you’ve noticed.
- The roof is inspected from safe viewpoints, and from the roof itself where that is safe.
- Every part of the roof we can see is checked: covering, falls, upstands, outlets, trims and rooflights.
- Inside, we look for damp and staining under the roof where there’s access.
- We send a written report with photos, the defects we found and what we recommend.
Getting ready for the survey
- Keep pets out of the way during the survey
- Buyers: confirm access with the estate agent or seller
- Let us know about any leaks, stains or damp patches you know of
How to book
If you’re buying, it is useful to book soon after your offer is accepted, so there is time to use the report before exchange. Otherwise, simply ring 07833 053749 or use the contact form whenever suits you.

Your questions about flat roof surveys in Waldron
Is my home in Waldron listed or in a conservation area?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Will you come out to Waldron?
We do. A small place gets exactly the same survey as a big one.
How experienced are you?
Over 20 years and more than 5,000 surveys.
Can you survey a flat roof on an office or unit?
Yes. We survey flat roofs on commercial buildings as well as homes. Expect about 3 to 4 hours on site for most commercial roofs, with larger roofs quoted on their size.
How do I arrange a flat roof survey in Waldron?
Simply ring 07833 053749 or email us with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.
Will you walk on the flat roof?
Where it’s safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.
How long does the survey take?
That depends on the size and shape of the roof, but most surveys take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The report is sent afterwards by email.
Local flat roofs in Waldron
Older buildings may be listed or sit in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.
If you let a flat or house near Buxted station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If your home is one of the older ones in the streets near The Parish Church of All Saints, the joins between later flat roofs and the old walls are where problems normally start.

Some things can’t be seen without opening up the roof, and that sets some limits:
- Structural calculations, which need a structural engineer
- Whether old sheeting or boards contain asbestos
- A promise that the roof will not leak in future
