Roof leak investigations in Waldron

What we cannot see

Before booking, it is worth knowing what a survey won’t do:

  • The repair itself (the investigation finds and reports the cause)
  • Defects hidden under coverings or inside walls without opening up
  • A structural engineer’s report

If in doubt, phone 07833 053749 or drop us an email and we will point you to the right survey. The full list of what we check.

How a roof leak investigation works in Waldron

Our job is to find the likely source and tell you. You get a written report with photos showing the likely entry point and the route the water is taking, and recommends what should be done. Whoever does the work then has a clear starting point. The investigation finds and explains the cause, and the repair itself is a separate job. We survey slate and tile slopes, flat roof details and valleys and parapet gutters, and common reasons people get in touch are water that shows only in certain storms and damp ceilings under a flat roof.

Somewhere as small as Waldron, older roofs have frequently been repaired many times. A new leak may be fresh damage or the latest sign of long-term wear, and the difference matters, especially to an insurer. We look at everything that’s safely in view and set out what we find. Older walls and timbers hold water for a long time, so it’s worth finding the cause soon.

The report records the leaking roof as we found it on the day. It’s useful straight away, and a good reference for later, for example when you want to check whether anything has changed.

The survey, step by step

Time on site depends on the size and shape of the roof, but as a rough guide the survey takes roughly 1–2 hours for most houses, rising to roughly 3–4 hours on a commercial building. If you have questions on the day, just ask. Somewhere like Waldron needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there is safe access and from the roof where it is safe.

  1. You get in touch with details of the leak and any photos.
  2. We check the stain, the ceiling and the loft above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. Where it helps, we take moisture readings and use thermal imaging.
  5. You receive a written report with photos showing the likely source and what needs attention.

Advice

Why get it checked now?

A leak near lights or wiring needs attention quickly. If water is reaching a light fitting or switch, keep clear of it and have an electrician check it. Then the source needs tracing. In a small place like Waldron, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. The roof’s size, height and access matter as well.

Your questions about roof leak investigations in Waldron

Is my home in Waldron listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you carry out roof surveys in Waldron?

We do. Every survey there gets the same written report with photographs.

Is the repair included in the leak investigation?

This service finds and reports the cause, and the repair is separate. The report gives any roofer a clear brief.

What’s the best way to book?

The quickest way is to call 07833 053749 or email us. Let us know the address and a little about the roof, and we’ll recommend the right survey. We survey on weekdays and at weekends.

What should I do before you arrive?

Clear the loft hatch so we can get into the roof space. Have any photos of the leak ready, and let us know about past repairs. Keep catching drips and keep water away from electrics.

Can a leak be traced on a dry day?

Usually, yes. Damp materials can be found without rain. If a leak only appears in driving rain from one direction, we’ll tell you what we found and what’s most likely.

Does this replace a RICS home survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What we look for on each type of roof

Slate and tile slopes

‘Nail fatigue’ is a common cause of slipped slates. One slipped slate can be enough to cause a leak.

Flat roof upstands and outlets

On a flat roof, a leak can show some distance from the split. Moisture readings and thermal imaging can help narrow it down where conditions suit.

For landlords and managing agents

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Businesses and commercial landlords can book us too, from shops and offices to industrial units. Larger roofs take longer.

Waldron roofs and the weather

Handmade clay tiles and tile-hung upper walls are typical of older Sussex houses. Some old buildings in Sussex have Horsham stone slab roofs, and oast houses and timber-framed Wealden hall houses are part of East Sussex’s older buildings. Where water gets in depends a good deal on what the roof is made of and how it is detailed. If your home is older, it’s worth knowing whether it is listed or in a conservation area before planning roof work. Listed building consent covers changes to a listed building’s special interest, and an Article 4 direction can bring extra controls in a conservation area.

For an older house near a landmark like The Parish Church of All Saints, the leak may come from a chimney, a valley or tired lead rather than the covering itself. If you live near a park such as Passingworth Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. If you own a rental within reach of Buxted station, finding the cause of a leak fast keeps a tenant’s home dry and the work focused.

What you can safely check yourself

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.
